I have 6.5 weeks (6 weeks EY, 1 week EOY) at Inn at the Opera in San Francisco. I bought them during the Hayes Valley Renaissance.
There are 4 deeded "Symphony" weeks (1 BR, 1 BA), all "fixed" and "floating,"
Anywhere from 36-42 TP on RCI weeks. I have used them to trade into Manhattan.
I can provide more info to interested persons.
I will cover closing costs.
Wyndham purchased Shell - there are Shell Vacations weeks originally.
My thinking was that I could.live in a hotel in Hayes Valley for less than an apartment. I was wrong.

curious if you reached out to wyndham to see if they would let you surrender these back?

Yes. It's a prior Shell Resort and they (Shell Certified Exit) advised me by phone it was not eligible for Certified Exit. I did not get that in writing, but the agent (who has worked at Wyndham for 5+ years - Wyndham acquired Shell around 2019, so she is a Wyndham employee) seemed knowledgeable and suggested Resale. I can stop paying maintenance fees and let it foreclose, and will offer the home resort a Deed in Lieu of Foreclosure so save them the hassle factor in exchange for - ? - Will ask on this Forum at some point.

just asking for my own (and other shell owners) curiosity. certainly wont hurt to call and ask again especially if your 2025 fees have been paid.

but yes, if you dont get a taker for all of your weeks and they still refuse to take them back, default is your next option. Wyndham is not known for heavy pursuit/harassment of owners in default though if its a smaller shell resort with its own hoa etc...that can be different and also why they wont accept it back.

Thanks, Brian. I can be ugly if necessary, which I may have to imply at some point. (They can deal with the cartel-owner or homeless non-profit that I transfer it to. They can make me angry, I suppose). The point is just to see if someone wants a Unit in SF because it lines up well with locations to Opera/Ballet/Symphony/Jazz/Basketball season (which it does) and find a happy taker (not a buyer - this is free). It is literally across the street from the Opera House and Symphony Hall, 2 blocks from SF Jazz (club) and an Uber ride to Chase Center (Warriors). So for the right person, it would be fun. That is why I had it. But if that person does not exist, yes, I can possibly make them regret not allowing me to do a Qualified Exit.

What are the Maintenance Fees?

They range from about 1300/year to 1600/year for the best unit ("Opera Suite" which is 1 BR, 2 BA, with a fold-out couch in the LR area). "Symphony" is a 1 BR 1BA suite with fold-out couch, and "Concerto" is a hotel-type room with a separate sitting area/foyer.

No takers yet, so i re-upped for 2025. I had a chance to visit the newly renovated property and neighborhood in December, and we agreed it was worth another year. So I am looking to transfer just 2 or 3 weeks of the timeshare at this point. Again, this is really a good property for the Opera/ballet/symphony/jazz/Hates Valley package. Rivian is building s showroom nearby and the neighborhood is significantly better.
