Imperial questions

Since we were staying at the Beachwalk resort (I thought the rooms were very nice) I thought I would check out the Imperial next door. There was no one that could show me any rooms but I was able to see the view from the owner's lounge (I will have some photos posted soon). I really like the location as the Shorebird is one of our favorite night spots.

I do have a couple questions though. The lady that took me to the lounge said it is a fixed week timeshare. One of our TUG members, who we met while on the Big Island said there are two ways to own if my memory serves me right. There is a vacation club ownership and a regular ownership. I believe one of the options allows for free parking, is this correct?

We probably will not go every year and if we did we would not always go to Oahu each year. So my guess is in the years we do not want to use it we could rent it and hopefully we could charge enough rent to cover the maintenance fees for that year. Again please correct me if I am wrong.

Also, is it pretty easy to trade for places on the other islands? So far I have only used my Fairfield points and I need to study up on the many other options I may have with my timeshares. The Imperial is appealing because I love the location and it would be very doable financially.

I am also curious to what differences there are between vacation club ownership and regular ownership.

I escaped any Fairfield presentations even though a salesperson did try and get me to consolidate stating it would save on fees. My hunch is the cost to do this retail would have eaten up any advantages but I need to get on the Fairfield form to find out more about this. I am not sure how easy it will be to book in Hawaii in the future with Fairfield, not owning there, and I could use a few more points as I will be able to travel more when I retire in a couple of years, so again the Imperial interests me.

Even though we did try to do a little too much, visiting all four islands in a two week period of time, it served my main purpose of having more of an idea of what the other islands besides Oahu have to offer. Now when there is talk about timeshares in Princeville (I was given a brief tour of the Hamilea Bay resort, I know this is spelled wrong but it is the one next to the Princeville Hotel), Lahaina, Whalers cove area, or whatever, I know have a much better idea of what I would be getting in to. If I have no problems booking Waikiki Beach Walk in the future then I probably will consider some of the many other Hawaii properties instead.

PS: I checked my PMs and I guess I deleted a PM from one of you that owns at the Imperial. I was hoping to meet you but we just did not have the time, my apologies. So whoever you are I may interested if you do plan on selling in the future as you mentioned.

Sorry we did not have time to meet up again in Kauai. My wife and I really enjoyed our visit. We just did not have enough time! But it was a great trip and we still have a lot to do on future trips. I am glad I did get to see where it was and the lounge. It really is a nice location. I know you do not need a car in Oahu but in order to really see the island I think a car is a must so parking can be a big deal. Worse comes to worse we can rent from Thrifty for a day or two, and they are pretty close.

The imperial has whole owners of units, The Imperial Hawaiian Vacation Club (Time Share&Hotel) ans one floor presently World Wide Vacation Club. (14th)

There are 14 or so commecial properties in the Building, i.e. Denny's, ABC store, etc.

The Cellar (Bar inthe basement) has been sold tothe ABC store for expansion. (no more noise !!!!)

WWVC has free parking but the maintence fees are higher.

7 million has been spent on the building in the past few years. There is a fund setup for future capital costs/renos.

There is a in house trading and deposit system as well.

We rent a car only on a needed basis. $25.00 a day is the norm for parking.

The IHVC is a float use. 52 weeks. 5 types of rooms.

There is no developer in the building. (itis one of the oldest Time shares in the US) and as such has been though most of the pitfalls.

I just returned from staying at the Imperial and left with a contract to purchase one week TS in their Palm unit. I have until Friday (Dec 14) to reject. At a purchase price of $4,500 and current annual fees around $650, it seems like a very good deal. Any members there wish to encourage or discourage me?

You can always do better buying resale. If you bought this from the resort, rescind immediately using the instructions in your purchase materials, because you only have a few days to do it. Then take your time, do your homework, and buy resale.

Example - I recently bought 2 ocean front units on Kauai on ebay for $1,300 and $1,500. I also bought a Timeshare in Tahoe on ebay for less than $200.

I infer more than one question. I have no personal experience with the Imperial. I trust that it is a nice place. I'm pasting in some ebay data. It is just the sample that I have bothered to capture. I do not focus on the Imperial. There are frequent ebay auctions of the Imperial. I suggest using an advanced search on completed auctions.
