If you own, do you always get the same unit?

If I own a certain week and unit at a resort, will I always get that same unit if I go during my week?

For example, if I own week 15, unit 321 at XXX resort, will I always be placed in unit 321 if I go during week 15?

Most deeds are not for a fixed week or a fixed unit, but sometimes they are - it just depends on the resort. Often, the week and unit on your deed are only for recording purposes. Also, at many resorts, you may have a deeded section, but not a specific unit. For example, we own an Ocean View unit on Maui and if we reserve it at least 8 mos. out, we are guaranteed to get an ocean view, but once you are within 8 mos. of the check in date, we no longer have a guaranteed view. In general, the earlier you reserve, the better view you will get. We always make our Resv. the very first day possible, to get the best view possible. At one of our resorts that's at 12 mos. out, at another it's at 18 mos. out. It just depends on the resort.

If you own a fixed week in a fixed unit then yes, you should have that exact unit every time you go.
 
My warranty deeds all list a unit # and week. However, I've always traded them. I'm now looking into a purchase that we will actually use.
 
I have a floating week, so I don't always get the same unit, but I get the same section with every booking.
 
Typically yes, unless your unit is out of service for maintenance, etc. For our two fixed weeks, we own a specific unit and the two or three times we've used each of them, we've stayed in the unit "we own".
 
If the deed specifies the week + unit (and not a float), then yes... unless:
1. You've deposited it for exchange (internally or externally); or
2. Missed a deadline for telling the resort you want to use it; or
3. Its kept in a pool for the benefit of a "club" (typical of hotel-systems).

If you own a fixed week, yes. If you own a floating week, no. Floating weeks (also known as flex weeks) are shown on the deed as a specified week in a specified unit; however, that is just for bookkeeping purposes.

I have owned at 7 resorts. Four of those resorts have only fixed weeks and at 2 others the prime weeks are fixed and the shoulder-season and off-season weeks are floating. I can elect to use the week at the 7th resort as either a fixed week or a floating week, and if I choose to use it as a floating week I can split it.

One of the fixed-week resorts and both of the dual fixed-week and floating-week resorts will gladly convert an owner to a point system for a price.

Of course, there are always exceptions. Sometimes your fixed unit may not be useable for some reason so management will have to put you in another unit. For example, in my 20 years of timesharing 2 of my resorts have experienced fires, which took the involved units out of service for several months.
 
I own fixed week, but floating units. I have never stayed in the same unit unless I specifically requested that unit.
 
When you find a resort you are interested in buying you can ask here on TUG and someone will be able to tell you how the weeks work at that resort. Even within resorts sometimes you have some fixed weeks and some floating weeks.

If I am interested in buying ANY WEEK, ANYWHERE, I always call the resort mgt and give them the week/unit number and ask questions about the week I am considering buying. Is week xx unit number x fixed or floating, are the MF's are current, when is this week next avaialbel for use (sometimes future weeks have been deposited with exchange companies), if there are any past or current assessments due now on this unit, or if there are any upcoming assessments. I also try to ascertain what view this unit has if it is a fixed week (pool, ocean, parking lot),what units and time frames I can reserve if it is a floating week ( 1-52, just winter,just summer, garden view only, best available, etc), square footage, number of bed rooms/baths, type of beds (king, twins, etc), how much annual MF's are, and anything else that I need to know to make an informed purchase. I never place a bid on an ebay auction until I have contacted the resort and asked questions about the exact unit that is for sale. Once you own it, it is too late to find out that it isn't what you thought you had purchased.

It has been my experience that this will differ with whomever is managing your resort. The general rule of thumb is if you own a fixed week and fixed unit, you'll always be in that particular unit.

Having said that, the first week we purchased was at Polo Towers and it was a fixed week fixed unit. However, we were told that we could float the week without any problems and, if we wanted our exact unit, we needed to have them make a not on our reservation that we wanted our unit and to call at least 39 days in advance to remind them we wanted "our" unit. For the first 3 or 4 years that's the way it worked.

Then they changed the way reservations were handled and went by the exact rules of our contract. Now we are assigned our exact week and unit every year. I have to physically call and release the unit for exchange or, in this case, to release it into DRI's internal exchange program. Otherwise our reservation is automatically made for us in the exact unit we purchased.

So the best thing you could do IMHO would be to call the reservations desk at the resort you own at and ask them how they handle reservations where you own. That's really the only way you're going to know.
