Does anyone have experience with a succesfull secondary market purchase of an OF 2 BR Westin Kaanapali Ocean Villas (North or South) where Marriott did not exercise their right of first refusal (ROFR)??? Is it just luck if these go through?

I asked during an Owner's Update at the WVC Nanea and was told that Marriott most likely would exercise their ROFR with ANY Ocean Front villa, but if it did not, the yearly WVC StarOptions acquired in the purchase could not be converted into MVC Club Points, AND they would not count toward the new owner's MVC level of status... e.g. Presidential vs. Chairman. Is this the case???

I scoured the Forums and could not find any info specific to my questions, but aoplogize if they have aleady been addressed.

www.rofr.net probably lists some user's experiences with ROFR at Westin Ka'anapali. What the rep said is mostly true. You will get StarOptions with the week because it is a mandatory resort, but you won't be able to convert the VOI to Abound Club points since it isn't enrolled in Abound. You can enroll it in Abound, but it would require requalification which requires purchasing at least $10,000 in timeshare from Vistana.

I sold my WKORV-OF about a year ago for $38,000. Marriott did not exercise ROFR. My experience is posted on www.rofr.net

Does Kierland have ROFR? I think you mean WKORV.
 
We just recently purchased a WKORV-N OF 2BR unit resale. It cleared ROFR in July and only took a couple of days for Marriott to waive. I've posted this in ROFR.net .

It is true that you won't get Abound points or have this count towards your OBL, but as @dioxide45 mentioned, you will get the StarOptions. Even though we don't get Abound points with it, our unit is in the same Vistana account as our previous units, all of which are in Abound.

These are great units if you want to go to Maui. If it doesn't clear ROFR then you can make an offer on another unit. Marriott doesn't have a bottomless pit of money to buy them all back.
 
Thank you jabberwocky... very helpful info. We too already one one of these and would use this second set of Star options to simply extend our yearly stay during whale season. Have you noticed any difference in the system allowing these Star options to secure preferred dates or do they perform just like your other Star options?
Another thing to keep an eye on... the Nanea agent also said that Marriott wants the Star option system to fully go away in lieu the Club Point system within the next three years. I can't see how they could do that without upgrading these secondary purchase Star options to real Club Points. Interesting!

Resale SO's work the same as developer-purchased SO's. No need to worry. Marriott cannot take that ability away.

Marriott may make an offer at some point to bring it into Abound, but why would you want it? I was just offered $10K for the first resale (oceanfront Westin) and $5k for our second. $15K to enroll those would be a bargain, but I didn't want it. I want to book Westin oceanfront. That's why I bought it.

I am considering Westin Kierland for a resale, but I go back and forth on that idea with Rick, and he talks me out of it. He is so good at saying no.

Buy resale WKORV/N OF to use (or rent to cover MFs). Rental prices for WKORV/N have been on the decline.
You are using a HomeResort reservation and not a StarOption reservation when using your VOI (timeshare interval) at >8 months. Bad use of StarOptions as it is going to be a trade down, but flexibility is nice if needed. The MVC Abound value is not that bad, but that is over for resale and not worth buying at full price for any VOI anywhere.
If buying WKORVN OF - make sure you can reserve exactly at 12 months. Also, true for South, but discrepancy in OF views is less.
During busy months - be prepared to reserve exactly at the 12 month point.

We just returned for using our 1Bd WKORV OFD - we prefer lower seasons. Weather was perfect, the water warm and tons of reef-life and turtles galore.

The OFD MFs are brutal, but the corner villas are fantastic. We rent the studio side to help offset and that has worked for years, but rent values are in decline. WKORV OFC is likely a better economic choice for the South, and WKORV/N if can reserve at 12 months.
Sales is lying when it comes to OF ROFRs.

We own our week there do home resort usage rather than SO, but they work the same as all of our other SO.

The added week has only been in our account for a few weeks. I was able to make a July home resort reservation which I may rent out as we already have a March week booked with StarOptions from another unit. Everything in March was already taken, but I didn’t look at other weeks. Worst case I bank the SO to the next year. It’s always tough to get a reservation you want in that first year - especially this late in the year. You would be well set up for 2027 whale season though.

I’m sure MVC would love to get rid of the SO system, but with mandatory units they are going to have a parallel system running for a long time and units should be available at 8 months. The only real way to get WKORV units into Abound is to provide a high election value for these units (which they have done).
 
Just a note about rentals on Maui. Maui is phasing out rentals through Airbnb and VRBO, and it's going to be a shock to some travelers who have relied on those venues to rent condos and homes. When this phase-out goes into effect, we may see a resurgence of timeshare rentals. I say may because people who were paying $200 per night for a 2 bedroom may not be willing to pay timeshare rentals prices, and of course many might not even know they exist.
