I have a concern, please help. Marriott says even 1 week rented is commercial.

Good morning, someone just posted to me on a FB page that Marriott now considers any rental a commercial transaction. I own 2 prime summer weeks on HHI. I bought them to use but there are times I need to rent. My son owns 1 weeks and sometimes he rents his week and then he and his family use one of my weeks. Some years we have needed to rent all 3 weeks because of family reunions in other parts of the country. When Marriot said they were cracking down on commercial rentals, I never dreamed my two weeks would be considered commercial. There are owners with 10 or 20 weeks who rent out some or all. Why are they not going after the big owners first. I also know many people over bought points so they could pay for the MF's and make money. I believe the BIG problem is that Marriott over sold points, I know they have enough weeks for those points but that includes weeks in FL and CA desert in summer and weeks in winter in MO and SC. People want summer weeks in SC and HI. What has anyone else found out? I am just disappointed with Marriott. I have loved my use of my Marriott timeshare weeks but this is a concern. Maybe I need to forget about it and just wait to see what happens. Any information would be appreciated.

What I think Marriott is going to crack down on is people that convert their weeks to points and rent out point reservations.

If it's a deeded week, you have the right to rent that week and Marriott can't take that away from you. If you convert your week to points and try to make reservations to rent, then that could be an issue. I think we will see some warning signs as people start getting notices and letters.
 
Heck, the sales guy promoted the idea of buying more points enrolling our weeks so we could have more flexibility to access cash to pay our maintenance fees as well as to get more access to points reservations. I am near 80 years old and vacations are harder for us to plan these days. We don't plan to have excess, sometimes it just happens to us.

It appears the alternative might just be to rent out our weeks rather than depositing our high demand great season beach weeks for points. While pursuing their initiative to gain access to inventory to make up for what the Trust does not have, MVC may be hurting the potential donors of these weeks to the program. We all need to assess our alternatives carefully.

It seems there may be some accommodation including limits rather than discouraging participation of week owners in making reservations available.
 
Don't rely on gossip on Facebook to spook you. Those who are the target of MVCs Commercial use clauses, which are not new, have already been notified or warned or had their use restricted. If you haven't been told directly by MVC that your pattern of use is an issue, and you do use your ownership but rent out occasionally, then wait and see. They have already started to go after the large scale points rental people, so don't assume that they aren't/haven't.

As per travelhacker, the commercial use clause being referenced is in the Abound Exchange procedures so if its your weeks you rent, then don't get wound up by it. The clause is not new, but what has happened is MVC put in a pop-up when people go to make a club points reservation, hence all the chatter.
 
It is a common practice for Sale Pri**s to push buy more and rent out the excess to pay MF's. The Corporarion is not bound by the lies of Sale Pri**s. Unless you get it written into your Contract.
 
If you hear it on FB it usually isn’t true.

Marriott appears to be cracking down people using weeks as a commercial enterprise. Reserving and renting only the best, most expensive weeks. This doesn’t include owners who occasionally rent out a single week or two and certainly not owners renting their own deeded weeks. They’re after the points owners who cherry pick the best just to rent them out.

Marriott wants their owners to be able to reserve the best weeks, not people trying to make a buck by scamming the system.

The only FB timeshare threads I read are the TUG FB page. Otherwise it’s all trash.
