I have my first Hyatt Vacation Club presentation tomorrow after 30 years in the Marriott Vacation Club / Chairman Benefit Level.
Would this strategy work in Hyatt? Buy one of the smallest point packages and then plan to rent points from other Owners at slightly above the maintenance fees on a site like Vacation Point Exchange.
In the Marriott VC lots of owners are happy to rent out their excess points for a small up charge vs what the annual dues are for their maintenance. Example 85 cents a point vs their cost of 80 cents .
Thanks in advance. If so, what is the minimum spend on a new points purchase to do this in the Hyatt program ? We are at Carmel Highlands in a promo trip for 3 nights.

I believe the answer is “no.” The Hyatt Portfolio program is not good and is very expensive. You are better off buying a resale unit in the Diamond or Platinum season at Pinon Pointe (Sedona) or Wild Oak Ranch (San Antonio) as the MF’s are lower. That would give you 2200 or 2000 points, respectively. Don’t believe their hype about the points program. Do research in the Hyatt forum too. Enjoy Carmel!

It seems that ther aren’t many Hyatt Vacation club locations that sleep 8? Do all the 2 BR units in the system just sleep 6 ?

Hyatt deeded resale weeks come with the ability to use their point system. Unlike Marriott deeded weeks that you have to pay a huge amount to get enrolled. Thus you don't need to, or want to, buy into the Hyatt Portfolio Points product. Like Abound Trust Points, they are expensive. You don't need pure trust points since you can buy a deeded week and exchange through the internal Club booking system.

I think it will be hard to justify making a purchase. I see reasonable prices on RedWeek to rent without all the cost I think Hyatt should add a NYC property with 1 and 2 BR options to offer something different than Marriott Vacation Club.

Renting is an option, but it depends where and when you want to go.

With regard to new resorts, it seems unlikely that VAC is interested in adding new resorts to Hyatt after buying Welk to loosely combine them with Hyatt. Perhaps in the future or they may keep them separate or even sell them off.

We like the heritage Hyatt resorts and will stick with that.

The only new Hyatt resort that has been announced is Orlando.

Renting points is not an option.

The least expensive way to get what you're after is to buy as many Diamond resale weeks in Sedona as needed to get the number of units you want, where you want, and when you want them.

Glad I didn't buy. I can get Bonita Springs Hyatt for a reasonable amount of my Marriott Abound Points, with my flexibility on Interval. I saw a desireable week today for about 2/3rds of the points I get from 1 of my deeded weeks.

Yeah. Coconut Cove is a fairly easy exchange in II, even with deeded weeks. I often see two of the Key West resorts in II. Just not Sunset Harbor.

From the Hyatt sales staff, yes it is great that you did not buy.

Hyatt is a great system but small with great quality. The real advantage to buying deeded resale (at market value) is the ability to use the points system similar to Abound - book shorter stays and/or stay in smaller units. Just like Abound has Fr-Sa generally taking up half the points, Hyatt is cheaper for mid weeks shorter stays. HRC inventory is more rigid about 2,4,3 (weekend) or 7 night stays. If you wait for HPP inventory at 6 months you can get up to 6 nights (not Saturday) for about half the points. So for shorter stays you can work it. I have been able to book 6 nights at Coconut Cove before because HPP has a lot of inventory there - and kept half the points.

Many locations are unique, also. Key West, Carmel (overlooking the ocean), Sedona and San Antonio are not included in Abound (as far as I know). If those are interesting, it would be a nice new toy ;)

If you are interested, it ends up being a lot less expensive than resale abound. Only a $650 transfer fee unlike all of the resale Abound fees.
