good evening all...

Usually I am permanent denizen of the Marriott board... Thinking of doing a direct exchange with a Hyatt owner for Key west summer 2013.

I was looking for the pro's/cons and recommendations as there are a few Hyatt properties on the island!!!

All advice and tips welcome....!!!!

give it all to me... the good , bad and everything in between....

Great location and the perfect location to view the many cruise ships docking @ Key West.

Sunset Harbor

The location is fantastic. I do notice that you own at a couple of nice Marriotts so be aware that the interiors at Sunset Harbor are probably not as nice as you're used to. However, to us, the location makes up for it. Sunset Harbor was Hyatt's first residence club property and the interiors show their age somewhat. That said, I would still rather be there than at any of the others in KW!!

Sunset Harbor has by far the best location. Just a few steps away from Duval St and Mallory Square.

However, for quality of resort, I prefer Windward Pointe.
I like the units better, the view better, and the pool better.
And unlike Sunset Harbor, it has a washer/dryer in the unit, and free parking.

(I've stayed at Sunset Harbor 3 times, Windward Pointe 4 times, and Beach House 1 time.)

Windward Pointe units are nice but you are on the runway of the airport. In fact we walked there from the airport. They have a nice pool and you can see the ocean. We stayed at the Marriott hotel a couple days last year after a few days at Windward Pointe. The units are beautiful at the Marriott and look like timeshares. They have a free shuttle that takes you to Duval St. It is next door to Hyatt Beach House. It looked really easy for a Hyatt guest to hop on the Marriott shuttle from their lobby. No one checks.

Hands down, though, the best location is Sunset Harbor. I bought a resale there after our trip to Windward Pointe and the Marriott Hotel. The units are good enough and you don't need a car. Take a cab from the airport and a cab once for a big grocery trip. Everything else is walking distance. No need for a rental car. Unless you're staying in a studio, there are really no bad views.

As an owner, I also love the fixed unit and week. You always know what you can get.

Sunset Harbor has location, location, location. It is a bit smaller and shows a bit more wear and tear. The downside is the cruise ships that parked outside 3 of the 4 mornings I was there. The pool is smaller than the others and less privacy.

Beach House is next to the Marriott and might be good if you have small kids with zero entry pools. This is the 2nd resort in KW. Master bathroom had a jacuzzi bath. Screened in porches can be nice.

Windward Pointe is the newest and while the units are nice, the airport next door is a big detractor and the beach is across the street. Might be an issue if you have incautious kids.
