As an owner, I just received this notice this morning although there has been information circulating here and in FB groups about the construction planned for the Hyatt Regency Lake Tahoe resort. It's now clear how it will affect HRC owners and not the most positive news.
"Dear Hyatt Residence Club Lake Tahoe, High Sierra Lodge Owners:
By now, most of you are aware of the acquisition of the Hyatt Regency Lake Tahoe Resort, Spa and Casino (“Hyatt Hotel”) by Incline Hotel, LLC, a branch of Lawrence Investments (“Hotel Owner”).
The Hyatt hotel leadership has just recently shared with our association that the Hotel Owner has plans to begin renovation of its property in April of 2023. They have shared that the planned renovation will begin with the Lone Eagle Grille building, fire pit locations, and all cottages along the lake. The plans are to demolish the existing structures and rebuild on the same footprint. This first phase of the renovation is expected to take two years.
Because the demolition and construction will be on the lakefront, the hotel has announced that it will close the Hyatt Hotel Private Beach for the two years during this construction. Based on this plan, the hotel is terminating the Hotels Facilities Use Agreement (“Use Agreement”) with High Sierra Lodge Owners Association, Inc., effective December 31, 2022.
The Use Agreement has always been a year-to-year agreement (signed in 2002), and either party has had the right to terminate by providing 60 days’ notice prior to the annual renewal date. The Use Agreement has provided Owners and guests at High Sierra Lodgeaccess to the private beach and the fitness center. The management of the Hyatt Hotel has allowed our Owners and guests access to the pool at the hotel over this time as well, however, this usage has not been required as a part of the Use Agreement.
The Board, along with support from the Management Company, is in the process of establishing a new agreement with the Hotel Owner that will allow continuous access to all areas until April of 2023 (or the start of construction). They will be seeking a longer-term agreement for the start date of construction through the duration of the construction period. Since the Hyatt Hotel will not have the beach for their guests, they are taking a wait-and-see approach for pool usage (as it was never part of our Use Agreement). It is also our hope that we will have the opportunity to negotiate a similar agreement to what we have now once construction is complete.
We understand that the effects of this cancellation will be most impactful to our summer Owners. Please know that your High Sierra Lodge Owners Association Board of Directors, along with the Management Company, are working to develop strategies for beach access for our Owners going forward. We are working with IVGID (the entity that controls the local private Incline beaches) to understand the maximum access that can be attained.
We will keep you informed as we learn more and as we develop plans for the coming summer. Most of your Board members are summer Owners and understand how important this access is to your continued use of your week(s). None of us welcome this change, but we are committed to finding ways to continue your enjoyment of the lake and High Sierra Lodge.
