How to get an itemized MF bill?

Hi all…

I recently picked up two Wyndham contracts, and one of them seems to have come with some unpaid maintenance fees. I only discovered this when I got my monthly bill and it was nearly double what it should have been, and when I called Wyndham, they said they added unpaid MF from the previous owner to my account. This is not broken down on my monthly statement, it’s just a single line item of what they say I owe.

I requested a breakdown/ itemized bill reflecting that the unpaid maintenance fees were added, which the agent said I would get via email within 72 hours. I have not, and I‘m wondering if anyone has suggestions for how I could go about getting an itemized bill/ document like this from Wyndham?

I also tried to get them to provide whatever document they claim to have that says I agreed to take on the previous owner’s fees, but the finance person transferred me to the title person, who was unhelpful.

In the meantime, I’ve already reached out to the selling agent (Doug at Global Title Group) requesting a refund for the unpaid fees, since my sale contract clearly stipulates that the seller warrants all MF were paid up through 2024. The invoice with the higher bill was January 9. I’m still waiting to hear back.

Any suggestions would be appreciated.

My 2 cents (which is probably not even worth 2 cents), is that Doug at Global Title Group is the one that will hopefully address this for you and make it good. He's the one you have a contract with.

Dealing with Wyndham billing, etc, is terribly frustrating. It's hard to really know what is going on and hard to know what is getting billed. I don't know if they can tell (in paymentus) versus they just don't care - and my guess is that it's the former.

I do not think they are supposed to transfer a deed if maintenance fees aren't current. But they did. I had them do that to me, it was only a month and I paid it just so I would have to deal with it. It was a long time ago and not significant. If your amount is significant, I'd try and work it through with Global Title Group.

If you want to pursue with Wyndham you might try Michael Brown's office, I just don't think Wyndham cares a whole lot about servicing resale transactions.

If it's only double during the first month, it's less that the previous owner had unpaid maintenance fees and probably more due to the timing of the contract transferring into your account compared to your normal billing date, at least in my experience. For instance, Wyndham generates my statement around the 19th of the month and then autopay is made around the 6th. When I've had a contract transfer after the 19th, the payment on the 6th is the old amount, then the next statement and payment include double payment on the new contract, and then the following month's payment drops back to the expected amount. Long story short, only if the payment didn't drop back to the expected amount in the following month would I do a lot of legwork trying to get a more detailed statement from Wyndham (just based on the likelihood of it being futile).

Edit: I went back to a past resale contract to get an exact date structure.
2/28/2023 A new resale contract was added to my account (after the statement date)
3/6/23 Autopay old amount
4/6/23 Autopay an unusually high amount (because the amount for the new contract was double)
5/6/23 Autopay the expected continuing amount

So in April I paid the March and April maintenance amounts on my new contract. From May onward, it was the expected amount.

Maybe that’s it… since I added two new contracts around the same time. But even assuming that, the numbers still don’t line up. I’ve run several versions of doubling the monthly fees for each new contract for a month after the transfer (one went through in Nov before the statement closed, the other in December before that statement closed). None of those calculations give me the numbers I’m seeing on my statements.

Also, when I called Wyndham, they specifically said that the extra was due to unpaid maintenance fees on one of the two contracts, more than $600 worth. If it IS just from the one contract… that would equate to roughly 3-4 months of fees on my new contract. It seems like I really need to press Wyndham to give me an itemized breakdown of the fees.

That's very common, the first 2-3 months will be "different", higher, then it settles down and is always the same until January when they all change again. But it's consistent after the first couple months
