How much does 7000 Abound Points equate to in $

If one was to purchase 7000 Abound Poinyts, has anyone ever added up what they would have sent just paying in cash for the same rooms book with those points?

It's hard to get a concrete answer, because the points will get you different stays depending on when and where you book, and those stays might have wildly different cash prices. 7,000 points might get you a week (or less than a week) in prime time at certain locations. Or it might get you several weeks in other locations during less popular times of year. Unit size (# of bedrooms) that you book also comes into play.

It depends on if you only need a studio or a 2BR. For instance, 2BR in a ski location during Christmas week can be 6,000 points.

What's undeniable is the maintenance on 7,000 points is currently about $5500.

So, is one not just better off paying cash for trips. Trying to see when the cost sayings kicks in to put down $88k now and still pay $5500/yr

As other have said, it depends on how you use the 7,000points, you could get bookings worth $10-15k per year with them. A maximum of 10-years pay-back is easily achievable. Never, never finance as that kills the value completely.
No need to put down $88k. If you bought resale, even with paying the fee to enroll them so they work just the same as the $88k ones is $50-55k.
Better still work out where you want to go and find a suitable set of resale weeks for even less.

It really depends on what your vacation preference is but I think $88k can be better spent. If you really like using points, buying resale could be $50k for 7000 points and save you almost $40k.

Personally? My opinion is that resale weeks are a far better bargain than resale points.

if you're still solidly sold on the points system then I would advise that you purchase 1,500 resale points and then you are eligible to rent any additional points that you may need at any time. At that time you can rent as many points as you need each year without the annual fees of ownership.

Also, think about becoming a paying TUG Member and read the various Forums to better familiarize yourself with the Marriott System.

When the 2024 Maintenance fees came out I did a quick estimate on the back of an envelope
Seemed to me using a prime 2Br (maybe a March Gulf Front Crystal Shores unit??) and comparing that to a lower Red Week rental offering I saw just a small savings above the maintenance fees
I don't doubt you could get $10,000 to $15000 of bookings but you would need to be prudent in your choice of season, view, and unit size.
Also those figures maybe based on full retail pricing

For me it did not seem to make sense to buy points at todays maintenance fee level

That is what I don't understand. I was seeing people renting out their points for less than the maintenance fees on them. Why wouldn't people just rent the points then rather than own them?

I published a video a while back calculating the per night cost based on a number of points purchased. You do have to make some assumptions, but the number was much higher than I ever expected.

Most of the people renting out points for less than the MF on points are actually renting points from enrolled weeks or even quarter shares on Residence Club. Their maintenance fee cost per point is much lower than the trust point maintenance fees.

For reference. I own/convert to 6,825 points. I typically book 28 2 bd nights per year- 1 week peak season, 1 off, and 2 shoulder. All in that is about $212 per night tax included or about $195 hotel rate per night for most resort areas. I end up with about 1,000 points left over for next use year. I have owned for 20+ years so have amortized my up front costs. You will have to add your up front cost to that. If you like HI you will probably only get 18 nights, if you like Orlando then 35 nights kind of thing. You can take those rough numbers and calculate what you typically spend cash to go where you want.

We just spent 6 nights December 2 - 8 at Cypress Harbor in Orlando. Yes from what I can tell this is one of the lowest demand periods of the year. However that is when I like to go to Disneyworld. I would never go at Christmas or some school break periods. We were able to book directly on the Marriott website for around $205 per night. From what I can tell this seems like less than what owners are paying in maintenance fees. I'm guessing there would be very little reason for us ever to buy a week here even with the low resale prices?

Very little reason, indeed.

If you have an Interval membership through your Waiohai ownership, check Getaways. Orlando is generally available and a week will cost much less than $205/night.
