How low can you go

I own HGVC Kings land, Las Vegas Blvd, and Sunrise Lodge and have been a member for about 10 years. I bought all contracts resale and felt I got a good deal on each one. However, the current prices are really LOW for everything and I am a little surprised at how low they are going.

What is going on with HGVC?

Although I really didn't care for the Diamond merger, I wonder if it is having a negative effect

I still think HGVC is awesome and well run vs other timeshares especially when used smartly and have no intention of selling anytime soon, but damn, the prices are really going down.

I suspect the economy and increasing MF’s are the main reason why some owners have decided to sell and they just want to get out of the obligation. Family changes, aging, and different travel plans also impact it.

I think that the merger is affecting resale prices because basically HGVC is waiving ROFR on all resales on which they control (everything except for SC properties which is control by Strand). This is because (IMO) that they have too much former DRI trust points to sell. They must pay MFs to the HOA for all of the inventory which they own (At least that is my understanding).

All timeshares are hitting all-time lows. WorldMark, Hilton, Wyndham, and some have always been worth $0. If you still have any resale value in your timeshares, consider yourself lucky.

We have friends who bought at our Maui home resort and paid $12,000 for their week, then a few years later, we bought the same thing for a few hundred bucks. Now you cannot give them away after fees went sky high.

I always thought we could get a little bit for our Wyndham points that are deeded to Kauai resorts with lower MF per 1,000 points, but doubtful we will get anything at all for them.
