Holliday Inn Club vacation
Hi all, I've been trying to get information how to get out of my timeshare from Holiday Inn Club Vacation Orange Lake Resort.

$11642 payoff
$692 maintenance fee
$168 membership fee (annual)
The resort is up to date and has 60k points per year

You'll need to pay off the loan, then you can see if they'll take a deedback. Unfortunately, Holiday Inn doesn't treat resale owners well at all(I don't think the points transfer, people could only stay in the owned week), so I doubt anyone would want that week from you, or maybe there's a unicorn who just wants to stay at Orange Lake Resort...

I don't have a week, I have points which I can use on any of the resorts at any giving time.

Before you can sell or give away this timeshare, you have to pay off the mortgage balance that you owe.

There are lots of predatory companies out there that will try to convince you to pay them lots of money to get you out of what you owe for this timeshare but all they recommend that you do is to stop making your payments and jeopardize your credit (I don’t recommend that).

The best use of this product would be to study how to most effectively use it and somehow put it to use so it can benefit you. There is no legitimate way to get out from paying the loan that you owe.

Yes, developer bought is different from resale bought. At least in my quick research, Orange Lake doesn't appear to be a mandatory resort, so according to:
that thread with the restrictions mentioned when transferred, the points can only be used at the resort they're generated from for the person who gets this deed as a resale / transfer. HICV makes it so most people don't want their product resale. Which means you end up trying to deed it back, or defaulting on the MFs (NOT the loan, you need to pay that off to not destroy your credit).
