Holiday Inn Club Vacations - AWFUL experience

Holiday Inn Club Vacation
I was completely misled during my Holiday Inn Vacations presentation. The sales rep painted a rosy picture of an "exclusive private club" that would be a valuable investment, a legacy for my children, and easy to use or rent out. None of this is true.

Reality check: Booking vacations is nearly impossible without planning a YEAR in advance. When I tried to rent out unused points, I hit wall after wall due to "limited availability." Yet mysteriously, these same "sold out" rooms appeared available to the general public on regular booking sites!

The worst revelation? This "investment" is actually considered a "junk asset" I can't sell or leverage. The promised value was pure fiction.

Their exit process is a complete joke. After numerous ignored calls and emails, they finally responded only to tell me I'm on my own to find a buyer - they'll just handle the paperwork afterward. So much for their "comprehensive exit solution."

The maintenance fees are the final insult - continually rising with no end in sight. Passing this financial burden to my children would be cruel, not the "legacy" I was promised. What parent would willingly saddle their kids with escalating fees they can't escape?

Don't fall for the friendly presentation and empty promises. This "private club" is nothing but a financial trap with no realistic escape.
 
Wish you had found us when you bought. Timeshares can be purchased for pennies on the dollar, and there are better ones for pennies on the dollar than what you probably bought.
 
Sorry you got timeshared! You are preaching to the choir here but maybe a newbie will read your post in time to rescind. I didnt think any timeshare sales people were using the word 'investment' in a monetary sense anymore. Almost everybody knows they are only an investment in your vacations -since you own it you will likely use it and not have staycations at home. We have been timeshare owners since 1982 (initial purchase price was $2,500.00) and bought where we love to vacation so it has been well worth it to us and has paid for itself many times over. The same unit would rent for almost double our annual maintenance fee. We added a free one 12-15 years back that the previous owners paid to convert to RCI points.
