HGVC; Vistana and Sheraton Flex; Marriott Abound Points; Berkley Orlando (Vacation Village RCI points) and Berkley Vegas (Vacation Village EOY RCI Weeks) and LHC
Annual 8,000 Points package at Flamingo, 2 Bed/2 Bath unit deeded during Gold Season (weeks 5-8, 21-36, 44-48). Can be used any time of year in any HGVC resort. (Points are points!!!). Owned free and clear. No right of first refusal. Can receive full 8000 points for 2025 with reimbursement for 2025 Maintenance fees ($1340.42 total) or buy and begin occupancy and maintenance in 2026.

Closing and transfer fees to be paid by buyer. Will use LT Transfer for closing. Their fee is $255 plus $20 postage and recording fees. Hilton charges a transfer fee of $474 and an estoppel fee of $95 which will also be Buyer's responsibility.

I believe it is $695 which they will bill you after the deed is recorded and transfer recognized.

Wow, just checked the maint. fee increases. Seems you had a doozy between the last few years. I think I will have to pass. Good luck on your sale.

Thank you for wishing me good luck but I take issue with your definition of "doozy" regarding maintenance fees:

2018-1006.25
2019-1049.05
2020-1087.26
2021-1087.02
2022-1142.14
2023-1189.18
2024-1255.07
2025-1340.42

All maintenance fees are increasing. Just like the price of "bacon." But there is no denying the quality of Hilton resorts. Perhaps your experience with Wyndham was different. But as a former Wyndham owner, I can attest-you can't compare the two systems. Hilton resorts are far better quality and in Vegas, at least you are on the strip with Flamingo, Boulevard, and Elara!
