Hilton Elara Timeshare beginners questions

Hello, these questions are related to buying a Hilton Elara timeshare from a reseller

• If you have a 1 week timeshare, how easy or difficult is it to reserve the a holiday week such as starting Dec 25th and checkout on Jan 1st
• In ebay, some Hilton Elara timeshares are listed with points and some without points why do some have no points and some have points?
• How are points used and how much are points worth?
• With a 1 week timeshare, can you begin the week on whatever day you chose assuming it it available?
• Does Elara charge a daily resort fee?
• Besides the maintenance fee and Club Fee , are there any other fees which I should consider when buying a Elara timeshare?
• Does the timeshare publish an annual statement of their financial condition?
• Any other tips I should consider when buying a timeshare on the resell market?
• Are there any 2 week Elara timeshares?

Las Vegas is easy, even last minute. Elara is the most popular so Premier class (highest standard) of largest units usually sell out a couple months in advance. But 4-6 months out, you can book whatever you want at Elara.

Do not purchase no-points Elaras. These are Westgate deeds, not part of HGVC. Stay away.

No resort fee on any HGVC property on direct HGVC bookings. (Resort fee still applies if you book via RCI. It's technically not a HGVC booking, even though HGVC points are used)

• Are there any 2 week Elara timeshares?

- Take MF-per-point into account. Elara isn't the end of the world. Boulevard, Paradise, Flamingo, Trump provide some good MF-per-point value too.
- Validate listing-provided MF with what you find in this forum.
- Make sure you work with the owner, or with owner's agents. There are people who will play as a middleman between you and the owner/owner's agent.

See the points diagram to understand how much bookings cost. Also see the screenshots I pasted - it's how you book them.

• What is home week reservation?

Booking within a home week priority - indicated in orange in the points diagram. If you're an owner at a given resort, you can book your very specific unit before club members can book it with points.

• What do you mean by MF-per-point ?

MF = yearly maintenance fee.
MF-per-point = divide MF by points, and you get MF-per-point

I am curious. I looked at the MFs spreadsheet and couldn't find any 3 or 4 BD listed along with their MFs. What are the MFs for a 3BD and a 4BD? Also is it rare to see a resale of a 3 or 4BD at Elara?
