Just received a letter from our new GM regarding additional parking fees for guest reservations. Beginning in June 2026, all guest reservations will be charged a parking fee of $29 per night for the first vehicle and $10 for additional vehicles. This apparently mirrors the fees charged to rental reservations.

As we typically do not use our fixed week, I have asked for clarification on how this will apply to partial week reservations made by those of Owners who own at HHS. Also on how this will apply to weeks where the Owner is a trust. (Sometimes HHS shows the Trust as the occupant for partial week reservations). Will update.

I am not excited with garbage fees and I will be very angry if those fees apply to the many owners who don't use fixed weeks but who do stay at our home property. We already pay enough garbage fees for partial weeks, cleaning, etc.

Dear Owners:

I hope you’re off to a wonderful start to 2026! The Board and Management Company are always leading with the same vision, to deliver exceptional experiences for you and your family with the most efficient budget to do so. In our most recent meeting, the Board discussed several offerings to enhance your stays at High Sierra Lodge. We are actively working to formalize these and hope to provide an update in our first newsletter, along with some photos of the newly renovated Lobby and Clubhouse!

In our discussion, we reviewed the forecasted costs for these added services. With an intent to offset these costs, we determined it to be in the best interest of the Owners to institute nightly parking fees for reservations staying on a guest certificate. This will go into effect for any reservations with an arrival date on or after June 6, 2026. The rates will mirror those of rental reservations, currently $29/night for the first vehicle and $10/night for additional vehicles. The fees will be charged at the time of departure. It is important to the Board that we give you as much notice as possible. Please advise any renters you may have utilizing the guest certificate of this charge moving forward.

All Owners do have the option to add registered users to their ownership for $32/user and can do so by calling Owner Services at 1-800-GO-HYATT. Anyone listed as a “registered user” can have a reservation under your ownership, and as a result, the reservation would not require a guest certificate and would not be charged the parking fee.

If you have questions regarding this update, please contact Samantha Barry, General Manager, at samantha.barry@vacationclub.com, or the Board at HVOHighSierraLodge.Association@vacationclub.com.

Marriott/MVC have truly hurt the Hyatt timeshares through the increased garbage fees, maintenance fees, playing with the points calendar - increasing point cost for off season in Colorado (don’t get me started on what happened with the Aspen property), the portfolio program, making the website harder to navigate and use, making it more difficult to reach customer service reps to deal with issues when the website can’t, etc…. I believe it is to the point where owners are going to just stop paying maintenance fees and walk away from their ownership, which is bad for everyone. Last year I acquired a Hilton (HGVC Elara) and have stayed at a few Hilton properties now. While I believe the Hyatt properties are nicer, and in great locations, the Hilton system is managed significantly better. All that to say that I cannot see a company accidentally mismanaging an asset this badly. It feels like MVC is intentionally running Hyatt into the ground, and I cannot figure out what the gain is to them for doing it.

This sort of gouging as first glace looks reasonable, but is merely IMO the ti of the spear. Next there will be more fees for renters...then who knows. Explain this, when the maintenance fees ae PAID, what difference does the name on the reservation make? Is this not a right of the OWNER?

So on the good news side our property manager confirmed that HHS owners will NOT pay for parking a vehicle when exchanging for partial week reservations, at least for the first vehicle. Additional vehicles are $10 per night. And the owners of trusts are covered.

I was impressed to receive a response to my email inquiry within a few hours.

I don’t like it at all because the owners paid for it in their maintenance fees, and the organization is now attempting to extract additional funds from guests of the owners. If they want to pull these games for bookings through the Hyatt hotels channel, go for it; however, doing it to owners / guests of owners is a fail.
