That said, it could be a legitimate broker but I am always leery of these kinds of sites that don't tell you anything about a real person behind the business.

sellingtimeshares.net is a TUG member, Seth Nock, and he sells a lot of Hilton. I would buy through him. There is also a person named Judy Kozlowski (sp?).

FYI - I set up a meeting and backed out of it. The dude was totally chill and didn’t try to push anything which leads me to believe they MIGHT be legitimate. I appreciate you both weighing in on this.

HGVCresales.com is a legit website in that it was created back in 2012. They collect an upfront fee to list your timeshare for sale or rent. They are similar to Sell My Timeshare Now (SMTN) who has also been around many years. That said, they both share similarities with outright scammers in that they have listings for ridiculously high prices that will never sell. In fact, there is one on hgvcresales.com website listed for $350,000 and they happily collected a large upfront fee for that ad. Where this company, and SMTN, are different than a true scammer is that they will create a real ad for your timeshare. Scammers don’t create ads. All they have is one generic ad for everyone. That real ad is a waste of money though if it is priced way above true value.

How are they able to list the timeshare for rent since this is explicitly not allowed by HGVC rules? Basically, why are they still able to do this?

No, they are an advertising listing company only. They do state that if a buyer is found that they can recommend a closing company. Finding a buyer at the extremely high resale prices is the challenge.

They offer a valuation of the timeshare. I looked through the website trying to find out where they are located because the state of Florida has a statute prohibiting resellers from providing a valuation. It appears they don’t want people knowing where they are located because their website has no address. However, I did find something that implies that this is an offshoot of Sell My Timeshsre Now.

The ads for sales are ridiculous, here is what I own. I have the original price list when King's Land was built and this unit was $87K developer price. I'll sell you mine for half price! :)

As stated above, there is a reference to Sell My Timeshare Now whose corporate location is Florida. It is very likely HGVC Resales is also in Florida.

Both SMTN and apparently related HGVC Resales offer to value your timeshare. In the TUG thread below it was determined that SMTN uses the listing prices of other ads on their site as part of the market analysis. In short, they have outrageously high resale prices on their site that they suggested and then they use those same high resale listing prices to provide a suggested listing price for new customers. HGVC Resales appears to do the same. Not only is that ethically wrong I think it is in violation of Florida statues. They both will also recommend a closing company, which I also think is against Florida statues.


Florida statute 721-205 covers timeshare advertising companies. In part, it states:

(2) In the course of offering resale advertising services, a resale advertiser may not:
(a) State or imply that the resale advertiser will provide or assist in providing any type of direct sales or resale brokerage services other than the advertising of the consumer resale timeshare interest for sale or rent by the consumer timeshare reseller.

And

(d) State or imply to a consumer timeshare reseller that the timeshare interest has a specific resale value.

Yet here we are with both companies doing exactly what Florida statutes state that they must not do.
