HGVC Trump or HGVC W57th St NY

Good morning everyone,
I am currently looking at buying my first resale timeshare and after some research I have come down to buying a HGVC timeshare. Now my question is that there are two timeshares I am looking at. Both are platinum season timeshares but the Trump International is about $1k cheaper in MF yearly as well as lower sales cost. It also offers 16800 points yearly. The W57th NY offers 12800 points but NYC is where I travel more often. Would it be a better idea to buy the Las Vegas timeshare property for the extra points and lower cost or would it be better to buy into the NYC property since I travel more often to NY. TIA
 
There is no advantage to buying Trump since it is HGVC, has higher MF/pt, and is easier to book. If you go to NYC often, then you can consider W57th to have access to the owners lounge and an earlier booking window but it has higher MF/pt also so it only makes since if you use it. It is Hilton Club though, not HGVC.

If you want points to use across HGVC/HC, then I would look at other properties with lower MF/pt
 
The general rule to maximize your long term value is to buy a deed that has a low $MF/points value, with the exception of buying where you want to stay if the owners window allows you to better schedule reservations there (if it is hard to reserve when you want to stay there).

We live ~2.5 hours away from NYC, and end up staying there 2-3x a year, so we picked up a W57th resale, to get the much wider reservation window. We also own a low MF/pt deed at Elara for the overall point value. Sort of a hedge on value and location.
 
If you plan to stay in NYC most, then buy NYC so you gain access to wide open resort reservations availability, room upgrades and owners lounge for free breakfast and evening drinks/appetizers.

If you want to get lowest MF/$ then buy at Blvd, Paradise or Flamingo or select Elara deeds but you will only get leftover availability in NYC and no lounge access.

Given that you are new to HGVC (and I assume timeshares in general), I would strongly recommend buying at W57th even though it costs more. At W57th your booking window will be 276 days instead of 89, you be able to make cash reservations during Open Season, and you will have access to the owners lounge.

Also (and as others mentioned), there are other HGVC deeds out there with better MF $/point ratios than Trump Int'l. Should you later decide to buy cheaper points useful throughout the HGVC system you should look at those instead.
 
My daughter will be in Manhattan for college so we are considering a W57 resale, staying mostly on pick-up/drop-off/performance weekends. The booking window and the lounge are big benefits to me. Assuming we can spend 2-3 days at a pop, maybe 3-4 times a year. Would like at least a real one-bedroom. Is this realistic? /highjacking someone else’s thread

Hi, I picked up a studio and if I had to book an extra room, I used extra points to book for a day or so. It was complicated to book to house our son after finals but before our flight but it worked. I did the same thing. Our son attends NYU and it has been a godsend because of the Manhattan hotel prices. There seems to be something goin on every week in New York except for the first two weeks of December. We enjoy the cultural activities and the museums. I spent the 2-3 days short stay but they do charge a "cleaning" fee for the shortstay and a Short stay fee. It makes the price of staying go up but the owners' lounge is well worth it. W57 charges an $85 housekeeping fee if you stay 3 nights or less. I would look for a resale at Central at 5th or Quin or Residences which do not have housekeeping fees for short stays. They also have the booking window and lounges are coming online.

Since you will not be staying an entire week at a time home week does not matter so you don't need the one bdrm. HGVC NYC is all about points so I would look for a studio plat and you can book a 1 bdrm as needed by borrowing points from future years. The resort booking window gives you a lot of options to upgrade your unit because you are only competing against other owners. As an owner you also can book extra cash stays. Others who do not own cannot.

I just booked several units of varying size over Thanksgiving to watch the parade which is technically an event week and I don't own that week. But I have access to the owner reservation window before the rest of the system has access.

Be careful with W57th for short stays though. They are the only NYC HC property with a short stay fee

Our neighbor's daughter goes to school there and I book stays for them to visit her. So far as a non-NYC owner, I have not had any issues with booking stays for them. They prefer W57th but their upcoming trip in a couple weeks is at The Quin since W57th wasn't available.

I'll be at the Quin over Thanksgiving for the parade again if you or any other TUGGERs want to get together.
 
Great! We will be at W57. I will DM you on logistics. It will be a busy week as we have extended fam there.

You can see the parade from the Quin. All the 1 BR Premier and Premier+ units are on 6th Ave and some Studio Premier+ and Studio + units.
 
When are lounges expected to come to the other NY properties?
The owners lounges at The Quin and The Central are now open for service at breakfast - no evening service yet. Which are you looking for?
 
The $85 is undesirable but for a 3 day stay it's peanuts to us. I'd that's what we needed in nyc we'd pay it.

Is that ever going to be adjusted for inflation?

The other Las Vegas Properties have lower maintenance fees than the Trump so why, unless you have some affection for it, buy the Trump. The only advantage to buying a specific property is if you want to stay in a specific property during the season that you are buying and stay in the specific unit that you are buying.

The other interesting thing is that even though we don't own in NYC or HC as a whole, we almost always get free upgrades when booking there since we are Legacy elite premier.

Legacy Elite status, yes, but only from certain properties and from the official resale person/office.
