I am looking for information on the ability to combine points from a resale in order to pay one maintenance fee. We own at The Quinn and we are looking to purchase a resale. It's my understanding that more points does not increase the maintenance. So if we purchase a resale , can we combine it with our current account to continue paying the same maintenance?

If you purchased another deed in HGVC, then the points will combine into one account as long as they are both deeded exactly the same. You pay MFs for each deed that you own.

I moved your thread to HGVC forum.

Thank you, so as long as we purchase platinum points ( which is what we now own) we can combine? Does it matter if it's a studio or 1 bedroom?

Exactly correct. So, in direct answer to the OP's original question: If you buy more points you will pay more maintenance fees. And the amount you pay in MF will not depend upon whether resale or direct.

Cheers.

The only way to only have one MF, is to only have 1 deed. You pay MFs for each deed, like GT75 said. If you need more points, then you would need to sell your Quin deed and buy a larger point resale deed to only have 1 MF payment.

Any HGVC deed which can be any season or room configuration. A platinum deed will have better MF/pt ratio than a gold season deed. If you are just needing points then I would suggest a low MF/pt ratio deed.

Oh! So adding points via a resale is not so simple if I do not want to increase our MF. Thank you all so much.

What room and season do you own at The Quin?

So to sum it up. If I want to have only one maintenance fee and add points my options are:
1) purchase more thru Hilton
2) sell my points and repurchase a higher amount of points.

Platinum, 11,570 points, studio plus
Here are the MFs for The Quin

If you wanted to increase your total number of points, your MFs will be different should you exchange for another deed at The Quin via HGV direct (plus certainly cost you a lot of upfront money).

What are your goals? Depending on what you are trying to do, It probably would be a lot cheaper in the long run to add a resale deed, especially if you want HGVC pts vs. bHC points.

adding points in HGVC period. You can't just "add" points. Points are tied to deeds so you only get points if you have deeds, unlike the Diamond Trust where they can just buy more points...at very high prices and MFs.

Your MFs at The Quin are $0.2363/pt. My 3BR Boulevard (just one of my several deeds) platinum season, 15,360 pts, MFs $1436.04 is $0.0935/pt.

I believe op is referencing what can be offered by Hilton directly. Upgrading the contract with a trading in the current deed to a higher level deed with more points but the same or similar (or even less) maintenance fee.

Unfortunately this is only something that can be done by upgrading your existing contract with Hilton directly. Adding another contract through resale wont get you what you are trying to do.

However as some of the other posters have said is to buy a better contract resale and sell your current deed. This would achieve what I think you are trying to do.

I would carefully weigh both options. I am not against doing a developer upgrade if what you are trying to achieve makes sense.

There are pros and cons to each route.

NYC points cost more in maintenance fees, so best use is to stay in NYC. If you don't intend to use them in NYC you might want to consider a location with lower maintenance fees.

Thank you, the sales lead me to believe that more points would not increase my MF. I think I will stay with what I have or buy a resale and add another maintenance fee. I am not willing to pay a fortune to Hilton again. This was very helpful and informative. Thank you

this can help to average out your MF/pt. Like GT75 said, $0.2363/pt., is high. Many who like to use their points across HGVC, try to shot for 0.10 or less. In essence, that a person with 0.10, is paying half the amount that you are for the same use. Like SmithOp said though, if you use NYC often, then it makes sense to own there.

Now, if you need more points to use across HGVC, then a low MF/pt resale can give your more points and lower your average MF/pt to help out that 0.23 cost. It would add another MF though.

Great information. We use this to go to NYC as we have other timeshares. When we went for our "update" the salesperson was trying to sell us more points by telling us the the MF are the same with more points and therefore a better value. I really don't want to pay another $27,000 for basically 3 more days a year so it gave me the idea to purchase a resale at a lower cost. I had seen some posts where someone said the purchases resale points and merged them with their existing membership for one MF, so I thought it would be a great idea. I realize now that this information was inaccurate. They give you a lot of bonus points to complete the deal but I would have to give up my platinum and move to Gold. I am concerned that I would be giving up my platinum and associated benefits and not be happy. The salesperson said the only thing I am giving up is the home week which I never use because I don't ever stay for a week. The salesperson says I am paying more for something I don't use and switching to Gold is a more cost effective option. Thoughts?

For the same unit type and the same property, gold will always have a higher MF/pt than platinum. Platinum is the best MF/pt for any given unit type at the same property.

Now, if they wanted you to trade in your deed for a higher point deed with better MF/pt than the 0.23 that you have now, it would be more points for less MFs/pt but you will pay a lot to gain that and you would need to figure out your break even point. In other words, how many years would you need to pay the difference to equal the cost.

If you need more points and want to keep your Quin, then I would add a good resale deed. When I say good, look at total purchase price, MF/pt (ideally 0.10 or less), and a property that you can offload easy. When you are done with timesharing, a good resale will probably sell for what you paid for it or maybe more. Folks here will have suggestions on good resales, Vegas, except Trump since it is higher MF/pt, is probably at the top of the list but there are other options.

What are the differences between Platinum and Gold?

I believe you will only pay 1 club fee. Maybe that is what you are thinking.
