HGVC @ Flamingo - What are Actual Prices?

I am hoping that there are enough owners here that will give me a guideline as to what sort of prices reflect the actual costs of a platinum week in this resort. I am not asking you to reveal what you paid and I am not solicitating for any week. I am merely trying to get a realistic view of what these 1 & 2 BR weeks are (and should) actually selling for. There is such a varience in price on the various web sites that it is making my head spin. I am relatively new to the time share world and would like to try to get some value for my money.

Several people here have bought HGVC properties from Seth, and you can see a sample of listing prices at this website here. Just another datapoint.

When I bought 7000pt platinum two years ago, the range was around $13,000. I got ROFR with 7000pt Orlando at $12,500. Before that, you could find even $11,000. I believe it is now around $14,000. Flamingo does not have ROFR, but the seller would give a quote at least in line with other US mainland HGVC resorts. Regardless of no ROFR applied, you cannot find cheap ones for Flamingo. Also since you have to pay more maintenance cost for Orlando, Vegas units seem to have higher values recently. In addition, if you buy Flamingo now, you will have to pay about $200 extra (in total) over the next two years for renovation. It is just great that rooms, facilities and equipment will become new. So I really don't care about this extra payment.
