MFs of $986/year, free closing and full 2024 usage.

Price: $2000 + $695 activation fee + $209 club dues.
MFs start in 2025.

Is this a good deal? New to timeshares here. I plan on using the points within the network. I see 11200 points platinum for $7K plus closing costs, and the MFs are the same. Should I invest in something like that instead? I read HGVC can still FROR the deal and it'll take 150 days to process... will I be able to use the 2024 points?

I personally think this is at current market rate and a decent deal.

HGVC transfers are rather quick in my experience, unless there is hold-up on your seller's end. My HGVC transfer in April this year took about 1 month. I think you would be able to use them if your travel date is later this year, or if there's no availability, you can always save your points for next year.

11.2 cents / pts a year. Not the best but not bad. Check ROFR.net for comps. I see recent Gold comps for $1500 and $650 but no statement on seller paying fees or current year points. 1 bdrm grands are great rooms.

You are getting free seller payment (worth $1200) + $986 MF for 2024 points. Effectively your purchase price of $2000 is paying for these benefits. If it were me I would offer $500 seller pays closing and negotiate from there.

Also check the estoppel to ensure this Elara unit has the HGVC points and not a Westgate unit in the same building.

Auction ended and it sold for $3000. I'll keep an eye out for those 11200 HGVC 1 bd platinum units... What would a good deal in one of those be? Seeing one for $4000 plus $2000 closing costs. But maintenance fees show $1071... Shouldn't they be $986 for 2024?
