Any advice would be appreciated. I have been trying to get a deed back/volunteer surrender for 6 months or more. Unable to get a hold of anyone to talk to then I finally filed a complaint with BBB. Finally, someone called me filled out financial information then I received that the transition department denied by request due to outside of the cancellation period. I got a divorce can't afford the timeshare anymore and relocating to another state which my income could drop. What should I do next?

What deed do you have and do you have a mortgage on it?

No mortgage. I'm not sure what you mean by what deed to I have. How do I find that information. Thanks for your help.

By what deed I think they're asking what season/unit type, etc do you own.

Dependent on which Elara unit you own, it might be worth a small amount, certainly not what you paid Hilton for it. You could list it for sale on TUG Marketplace, or offer it for free here in the Free Timeshare Forum.

You could also just stop paying maintenance fees and they will eventually take it back through foreclosure.

If you stop paying your maintenance fee does that ruin your credit?

It's been reported here by others that maintenance fees do not cause a credit hit, unlike a mortgage loan payment. Even loan payments have been reported as 50 point drop in credit score.

First:
No matter what you do, do not pay anyone any money to "help" you get rid of it. That is a waste of money.

Second:
See post #5. I would consider the options listed on the order they are listed depending on the value of what you own and how soon your financial circumstances will change.

You could try offering it on tug, RW and/or elsewhere for free to take it. You could also try to rent out the week each year to cover the maintenance fees +- while you get it off your book. It's not one that has any/much value but its also not too bad for a freebie. Plus, you could also just stop paying if you really wanted to in a worst case scenario although someone else will have to comment if HGV ever goes after people's credit for that.
