I have the impression that the Sheraton Broadway Resorts (SNR) points system is relatively new. We were told that maintenance fees historically haven’t increased like Marriott Vacation Club (MVC) has. Right now the MF for SNR (Vistana) is about.022 per point). We are in the rescission period. Should we cancel the contract or is this a better program than MVC with lower cost MFs?

Simple answer is YES. Rescind whatever you bought. Not even sure what that is but you should rescind.
Here is the sequence:

1. Ask questions, learn the system.
2. Decide which one works for you,
3. Buy resale.

Tale as old as time..... RESCIND NOW, ask questions later.

The Sheraton Flex system -- the points program that includes SBR -- has been around for years. There is a resale market for Sheraton Flex points. The resale price is pennies vs. the retail price you were quoted.

Rescind, then research.

Yes - You should follow the instructions in your purchase paper work exactly, and rescind ASAP - the clock is ticking!

Oh my. It is urgent that you get this done TO THE LETTER as soon as possible. Make copies of/get receipts for everything. Don't hesitate to spend a few dollars more to send it a more reliable way if "the rules" allow you to do so. If you can (i.e., if the rules allow), send duplicate rescission notifications.

Consider yourself to have been scammed and this is the only way you can get out of an unbelievably expensive and burdensome obligation.
 
Thank you to everyone who replied. We signed the contract on Monday, 4/13/26. The contract said we could rescind via email, and it also gave two mailing addresses in two different places of the contract. One paragraph in the contract said we had to send the rescind letter by the 5th day not counting Sunday; the other paragraph said within 10 days. So we emailed on Wednesday, 4/15/26 stating we want to rescind and asked for confirmation of receipt via email. When no email response was given (still have not received anything back via email) then the next day on Thursday, 4/16/26 (the 3rd day after signing) we sent the letter to both addresses (MVCI in Orlando and Sheraton Broadway Resort (SBR) in Myrtle Beach) via certified mail with return receipt requested. One of the paragraphs in the contract stated this is how the letter must be sent. The other paragraph didn't specify. So we did it the same for both letters. It cost about $21 total for mailing both letters this way. I checked on the USPS website with the tracking numbers and both letters were delivered today. USPS wrote that the one letter was delivered to an individual and the other letter was delivered to the mail office. Are they required to send the return receipts? They sure didn't answer our email. Thanks again.
 
Good job! Marriott is not required to respond, except to send you the refund within the prescribed time. If they call you, you don't want to talk to them, because this is a common ploy of some sales people to try to talk you out of rescinding.

We have rescinded. It seems you are knowledgeable about the Sheraton Flex point system. One of the selling points was that the maintenance fees have not climbed very much as other maintenance fees have. We were shown a chart that indicated this. The salesman admitted that there's no guarantee that the maintenance fees won't be increased, perhaps a lot, in the future. But he stressed that they haven't increased much over the years since inception of this points program. As far as timeshares go, this seemed like an excellent, flexible program that could save us a money because we could use these points toward cruises (about 26 cruise companies accept these points, we were told). Also the points could be used to rent vacation houses, condos. and hotel rooms. Is all of that at least true to your knowledge?

For those who might attend this presentation, it would be helpful for you to know that this is the primary selling point that was told to us: After the mortgage is paid for, our points would replenish every year for just the maintenance fees, whereas if we spend money on expensive vacations like cruises, then that money is gone and won't replenish for future use the way the points will.

Regarding resale of the points, the contract said that yes, we could sell the points on our own, but the resale buyer would not be in the network. Every buyer has to buy from the company to be in the network. That was the most upsetting thing in the contract and that made us convinced we needed to rescind. I don't think anyone would want to buy the points from us, even for a very low price, if they are not going to be in the network to use the points for a variety of accommodations. Even though we have rescinded, it would be good to know more about what is actually true about this particular timeshare. Thanks.
 
Before you lock yourself into one system, you need to work out whether any timeshare would suit your needs. They are a niche product so not suitable for all and certainly not suitable for all vacation lodging needs. You need to work out your needs first, then what, if any, timeshare system might be of use.
Timeshares are easy to buy and hard to get rid of so don't jump in too fast. Consider taking a couple of years of experimenting with renting and testing out the different resorts and brands.

There is a lot of content on these forums, so you can browse about or see if this gives you a good start to move forward from.

 
Timeshare ownerships -- weeks or points -- are best used for reserving timeshares or exchanging for timeshares. Using a timeshare ownership to reserve cruises, non-timeshare condos, or hotels is almost always an economically poor decision. Don't buy a timeshare with that intent.

I agree with @Hindsite's advice -- take some time and rent. You will see what you like and what you don't want to pay for. If you decide that the resorts in the Sheraton Flex system are what you want, a resale purchase may make sense. If not, there are other systems -- or renting.
