Help getting rid of Harborside!

So 3 months ago I asked for and was given advice here on how to sell/dispose of my fixed week 33 at Harborside. i did, as advised by many, work with one of the trusted realtor groups. (Can't remember the group at the moment, but they were at the top of the list) They were successful in renting my 2016 week but no sales interest. We have discussed liquidation and the realtor, Karl Broderson, told me that one of the liquidation groups they work with won't touch Harborside and the other would cost between $3500-4500, mainly due to the high cost of Bahamian lawyers. He also said that this process needs to be started no later than August before next year's maintenance fees are due. I have also been working with the Starwood/Vistana 'recommended' realtor, Timeshare King who also charges nothing up front, but has seen no sales interest. I have been in touch with Donate for a Cause, which I know doesn't really get you a charitable deduction but may provide with a way to dispose. And finally, I keep getting calls from SellMyTimeshare who insist they can get the job done even though I made it clear that I don't want to put out money up front. I would appreciate advice from those of you that 'know the ropes' and THANK YOU for reading!
 
There is a facebook Harborside phase 1 group. Offer it there with the offer to pay the transfer fee/Bahamian attorney costs. I believe there is one mentioned there that can do it for $1800. I don't know if you will be successful finding someone to take it but if you are $1800 is less than $3500. If you want to sweeten the pop even more you could offer to pre-pay say $500 of 2017 MF's.

You can also offer it on the Bargain forums here with those add ons. You don't have to offer the transfer fee and pre paid MF but it might help to find a taker quicker.
 
if you are willing to shell out upwards of 4grand to pay someone to try to dispose of it for you, have you considered pre-paying an extra years worth of mf and or covering the closing costs yourself to make it more appealing to a buyer?
 
I won't pay anything upfront without a guarantee buyer.

If you offer to pay the closing cost definitely ask the closing cost/lawyer what cost would you incur if your buyer gets cold feet before finalizing the transaction.
 
I just offered half of closing costs in the bargain ads. I am definitely willing to negotiate. The only thing appealing about liquidating is being DONE.
 
wouldnt offering full closing costs still come in many thousands cheaper than the quotes above?
 
yes, any time you edit an ad it goes back into the approval queue.

Please review the info. at this link - there are TWO places you can post your Ad, and you have only posted in one - the Marketplace. There is also a suggestion there for the closing company.

You need to include the maintenance fee.

You should clarify the 2017 usage - you wrote "2017 is reserved."

I would add - "and is available to the new owner," to clarify who gets the 2017 usage.

Did you look at the sample Ad to see what info. should be included?

Searching the TUG Vistana forum (previously Starwood), it appears that several folks used PCS Title for their Harborside closing.
