This has probably already been answered but I just purchased the HGV timeshare in las vegas and now having buyers remorse! Is it true i can cancel within 5 business days?!

Your paperwork should say, but yes, it is within 5-10 days usually. Glad you caught on to the lies you were probably told, and that you definitely overpaid.
Buried somewhere it will tell you what to do. Mail (with receipt of sending), your rescission. Simply state you are rescinding your purchase of contract #xxx. All parties sign and date. The date of mailing is your proof. Return of your credit card payment will show up in a reasonable amount of time.
Do not talk to them. They will try to convince you with a different offer.
Do this today!
It’s great you found TUG.

Every state has a rescission period. The amount of time is governed by state law. I looks like Nevada is 5 days. Hurry up and send a written rescission, via certified mail return receipt requested, to the address in your contract. So long as you do that and it is **postmarked** within the 5 day period you are good to go.

Also, no magic words need to be in the letter. Do not go to the sales department, they will try to talk you out of it. Do not do it verbally. Just send it in writing. Now. I guarantee if you change your mind and later decide to buy (you won’t) then the “deal” you got will still be there. Rescind now, and if you want to own a timeshare, purchase it on the resale market for pennies on the dollar.

Make sure that everyone who signed the contract signs the rescission letter:

Dear HIGV,

With respect to Contract (whatever your contract number is or member number they gave you), (other pedigree information like the names of people on the contract, etc), I am exercising my right to rescind this purchase. Please cancel and rescind this purchase and refund the deposit I paid.

Very Truly Yours,

NewbieTimeshare.

Rescind now and ensure you keep evidence on the date which you mailed the letter.

@Newbietimeshare Nevada has one of the shortest allowable rescission timeframes. DO NOT DELAY getting the rescission letter in the mail! It can be handwritten and there is no preferred script as long as your intent to cancel the purchase is clear, and that your name(s) are included as well as whatever identifier the office may need to find that you are the purchaser are in the letter.

Send it from a Post Office. If there is more than one address listed in your paperwork, send copies of the letter to each one. It's cheap insurance.

Best Wishes and Good Luck!

I beleive it is 5 calander dys not 5 business days. If the final day is a Sunday, most states let you have until Monday. If Sunday is in the middle of the period, no extra days are added. If you bought on Friday, Saturdays is day 1, Sunday is day 2, Wednesday is day 5 and it has to be postmarked on day 5. @Newbietimeshare What date did you sign the contract?

send the letter today and retain proof you sent it!!!

congrats on finding TUG in time to save yourself thousands!

Nevada contracts usually contain a standard disclosure in them regarding your right to cancel. If there is an email or fax option, use that as one delivery method and then send your cancellation letter it again via USPS mail. Certified Mail is good but you can also use First Class with Certificate of Mailing.

Here is what the state of Nevada form looks like so you can find it in your contract..
