Newbie asking another question as I'm waiting for my deed.

One of my properties that I recently purchased is Wyndham Kona Hawaiian.

My Question is this:

This is a UDI deed and I know I have 13 month ARP at the Kona Resort, but do I have 13 month ARP at ALL Wyndham Hawaii Resorts (Ie. Waikiki Beach Walk) or am I confusing this with the 12 month ARP with the Outrigger resorts?

Ie. If you buy a Wyndham resort in Hawaii does it give you 13 month ARP at ALL of the Hawaii resorts or just the specific one you purchased?

I don't believe you have ARP outside your Kona Hwaiian Resort. I did own at the Waikiki Beach Resort a couple years ago and I'm sure I didn't have ARP at the other Hawaii resorts and I bought directly from Wyndham. I did, however, get a membership in the Outrigger Resort Club. Is this possibly what what you're thinking of? Also if you're waiting for your deed, don't get upset if you don't get it for some time. It took almost a year for my deed at Waikiki and as I said, I bought from Wyndham. They move very slow in Hawaii.

You have 13 months ARP (Advance Reservation Priority) at your home resort, which is Kona Resort, as you stated. All other resorts reservations whether in Hawaii or the states are at 10 months or less.

If you would have purchased Wyndham Club Access trust points you'd have 13 month ARP at all the resorts that are in the program. I prefer owning a deed rather than being in a trust.

What is a udi and an arp?

In paperwork that I have or seen, Wyndham uses he UDI desgination for deeded points based contract and Club Wyndham Access membership certificates.

When you see Undived Interest (UDI) used on this boad it is usally referring to the points based deeded properties and not Club Wyndham Plus contracts. ARP is Advanced Reservation Priority.

thats not right

Ownership in an Undivided Interest (UDI) means you have ownership in a unit or group of units at your “home” resort. Your points are symbolic of your ownership and the currency you use to book reservations in the Club Wyndham plus system

Converted fixed weeks: A fixed week ownership offers you the use of your “home” resort for a specific week and in a specific unit. Fixed week owners who are members in CLUB WYNDHAM® Plus have chosen to convert their fixed week into the CLUB WYNDHAM Plus program and receive points equal to the value of their fixed week each year to use for any of the vacation benefits in the CLUB WYNDHAM Plus program. as above points are the currency used to book reservations in the Club Wyndham Plus system

CLUB WYNDHAM Access]owners are also members of CLUB WYNDHAM® Plus and can enjoy all the features and benefits the program has to offer. They also receive points symbolic of their ownership...Points are the currency used to book reservations in the Club Wyndham plus system

Except for ARP one point works the same as another, Thats why many of us will say...Points are Points

ARP is advanced reservation priority (13 months to 10 months before check in) ARP works differently for each of the above three groups. and thats the subject for another lesson...or you can look it up

As indicated earlier, the usage of the UDI term typically used on TUG does not line up with how Wyndham is defining it:

CLUB WYNDHAM® Access $422.26 $48.16 $470.42 $39.20

Contract Type: Undivided Interest (UDI)
Points: 86,000

Total HOA Fee
Total HOA Fee for 1,000 Points: $4.91
Maintenance Fees: (86,000 / 1000) * $4.91 = $422.26
Total HOA Fee: (86,000 / 1000) * $4.91 = $422.26

Program Fee
Program Rate for 1,000 Points: $0.56
Program Fee: (86,000 / 1000) * $0.56 = $48.16

CLUB WYNDHAM Plus Assessment
Annual Fee: $422.26 + $48.16 = $470.42
* Monthly Fee: $470.42 / 12 = $39.20

The paperwork associated with my purchase also made reference to it being a UDI contract, if I remember correctly. Not a big enough issue for me to go back and check.

Just out of interest, please check what your line item states under your Club Wyndham Access contract under the financial assesment section. Click on the blue contract number and it should bring up something similar to what I just posted and let us know.

You had me worried there for a minute. I checked my title insurance and it does cover my underlying ownership interest Club Wyndham Access (the UDI deed(s))

When I asked the sales rep which resort was going to be used to back up my points in Club Wyndham Access, he indicated that he did not know, but he thought it was going to be one of the Flordia resorts.

Appears to be from or based on the Wyndham Club Plus 2011-2012 members directory. In the case of my Club Wyndham Access contract, my home resort is a small percent of the underlying UDI deed(s) of a unit or group of units and does have a specified number of points with associated with it.

So it does appear to meet that defination.

Does anyone out there have a Access contract that can check their and post a result.

I think the confusion is that there is a difference beteen a deeded property and a certificate in a vacation club. That is a easy mistake to make.

Mine is the same as the one posted above:

Contract Type: Undivided Interest (UDI)
Points: 105,000
Total HOA Fee
Total HOA Fee for 1,000 Points: $4.91
Maintenance Fees: (105,000 / 1000) * $4.91 = $515.55
Total HOA Fee: (105,000 / 1000) * $4.91 = $515.55
Program Fee
Program Rate for 1,000 Points: $0.56
Program Fee: (105,000 / 1000) * $0.56 = $58.80
CLUB WYNDHAM Plus Assessment
Annual Fee: $515.55 + $58.80 = $574.35
* Monthly Fee: $574.35 / 12 = $47.86

Thanks for the info.

The Outrigger inventory is "bulk" deposited for the year all at once. So even though they say you can book Outrigger 12 months out, if it's not in the system yet, you can't. 2013 Outrigger inventory was deposited in Nov. 2012.

As for booking your ARP 13 months out for a UDI, I believe you're then limited to booking the type of unit you "own"---1 bedroom garden view, 2 bedroom lagoon view, ... and can't get a different type unit until 10 months out along with everyone else---at least that's what they told me 2 years after converting. Would have been nice to know that before converting!

Call Owner Services. I purchased at Bali Hai and I do have ARP at several other Hawaii locations: Kona Hawaiian for one. There is not ARP at ALL Hawaii locations but Owner Services can provide the list.

I must be mistaking UDI for whatever Kauai Beach Villas are. We're not allowed to book other resorts because it's not a "true" Wyndham resort and we can only book the same type unit we converted----sort of defeated the purpose of converting, but they didn't "know" this until about 2 years after we converted. Perhaps I should call again and see if they have changed that again! But I do recall the rules for our BAli Hai being as Sabby7 mentioned.

Multi-year Hawaii owner here including Kona Hawaian.

You get 13 months ARP at Kona Hawaiian.

You get 12 month ARP (equivalent) through Outrigger Club for all Wyndham Hawaian properties.

I have done both in the past so this is not theory.

Thanks Randy! That's what I was looking for! Any problems ever booking Waikiki Beach Walk?

Thanks Randy! That's what I was looking for! Any problems ever booking Waikiki Beach Walk?

Only tried to book Beach Walk last year on 2 months notice. Note my usual but due to airline issues here in Canada. At that short notice none was unavailable which surprised me, since the financial crises availability had been great. However, it seems Mexico shootings tipped people back to Hawaii. Ended up at the very new Royal Gardens which turned out to be great, though it was just me and my wife, so no need for bigger units.

Using ARP and Outrigger I combined my Hawaii points and booked 4 units at Kona 4 year ago in March.
