Has anyone passed ROFR at Ocean Oak?

Looking to buy a deed at ocean oak. I am being told buy brokers that almost all of the resale deeds unless its a really high number do not pass ROFR. Can anyone who has tried to do this give me some insight?

@GT75 did a couple years ago but almost all fail... Strand takes them all back and then HGV sells them as retail again

what is strand? Does hgvc step in and pay what the buyer is asking and then flip it again resale? How does that work?
 
Strand is the developer who owns all of the HGVC properties in SC. HGVC just manages them.

If Strand takes it via rofr, they pay the seller the amount being sold for and the buyer is out. Then HGVC sells it for retail again, not resale.
 
I have gotten one through but failed on many others. You can see them on ROFR.com
