H10 and RCI Timeshares

I first want to apologize if this is a duplicate thread ~ first time on this site and I've been reading lots of posts but nothing with this particular one directly.

My husband and I just got back from Ocean Coral and Turquesa ( H10 Resort), we got the whole " free breakfast, tour talk". I was leery about it the whole time( one of those it sounds to good to be true) and the fact that they came down from $40,000 to $13,000 rather quickly threw a red flag for me. However, my husband thought it would be a good investment just for us to personally use for the 5 free weeks of all inclusive over 25 years, etc.

I havent' seen anybody dealing with H10 and RCI directly ~ a lot of posts related to RCI and some other developer. I want to know if anyone else has dealt with H10 and RCI, if they are legit, what roadblocks if any there are ( I see some have problems using their points when they want for what they want). We are not really in the position to just pay $13,000 on this "timeshare" if it's not all that it's talked up to be. And if it's not and we should have run away can we still get out of it and how hard is that going to be.

Any and all help would be greatly appreciated ~

Welcome to TUG

Almost always, if you bought direct from the developer/resort, you paid too much. Sometimes 10-20 times too much. But I'd guess that you can buy a TS for a great deal less than you paid. BUT if your question "is the H10 legit and will I get what I paid for?" (I don't have any knowledge about the H10 developers) but the answer is probably yes.

RESCIND your purchase while you still can!!

Too much, too many questions, all inclusive a BIG negative

You are within your period to rescind and should absolutely do so. It is too expensive, you are not well informed on how it all works, it is an all inclusive (a BIG negative to trade/resale value) and state you really can't afford it.

Rescind now and save your $13,000. It is NOT an investment and you'll be happy if you rescind but feel trapped in a bad deal if you don't. Rescind then, if you want, study how to get a good deal on a timeshare for much less than $13,000. Much less (as in maybe $2000-$3000 tops for a much better option).

Rescind. Now.

I will PM you with some links to resales that may be less of a committment if you really like that resort. Also how much MF (if any) do you pay each year of with each deposit into RCI? How many points do you get for each deposit.

How do I rescind

OK so I am hearing that some say we should rescind and yet some of the other posts say it is legit we just paid too much for it , etc. Here is the breakdown of our contract :

For $13,000 TOTAL we got 5 AI weeks, 80,000 points per year and 3 studios that we are to try and sell ( not sure how to do that and get $500/studio). $124/reservation fee and $200/year MF. Even if we just use the 5 AI weeks that's about $15,000 worth of AI weekly vacations.

What I want to know is : if we use 1 of the AI free weeks the ONLY thing we have to pay for is the airfare, and $124/fee plus any extra spending money for off the resort, CORRECT?? The food,drinks, room, et should be included in the free week.

If we want to use our points we can decide to take the family for a long weekend and the points will cover the cost of the room ( but we pay for travel there and any other extra ammenities)

Everything I read goes from it's a scam, stay away from these deals to it's great just can't use my points for what I want when I want.

We need a clear answer on THIS IS A SCAM and we got screwed OR GO FOR IT you just paid too much ?!?!

If you bought from the developer, there is an extremely high probability you paid too much. If it is still possible to rescind (typically must be done quickly) then do so. Follow the instructions in your contract exactly. Once you have recinded, take your time and learn about what type of timeshare/points system will benifit you most and be within your budget. The deal you are asking about will likely still be available if, after doing your homework, you still feel it is worthwhile. However, the option to rescind will quickly disappear, if it hasn't already.

Nothing sold at full freight by a timeshare company is worth the money.

Typically, full-freight timeshares from timeshare companies cost somewhere between 2 times & 10 times what they're really worth.

Buy timeshares resale. Save thousands.

In the current travel market, there are so many deals out there I do not understand why you think paying $15k for 5 all inclusive vacations (you seem to focus on that benefit) plus the cost of airfare is a good deal. You also mentioned that you have 3 studios that you have to rent. If you are expecting to rent them for $500 + an all inclusive fee, dream on, it won't happen. Is the $200/year MF total or for each of the studios? In either case, you seem to forget about that annual cost in your calculations. If you research Mexican timeshares, you will come up with many more horror stories than you will happy ts owners - that alone would suggest rescind.
 
Don't waste another minute and continue to question if this is a good deal

You have no real idea what you've gotten into first of all. Great deals are everywhere. Take the time to make an informed purchase. If there is still time to rescind, do it with great haste and do what is required, dotting every i and crossing every t. That salesman was not your friend and was doing you no favors. Listen to what you've been told so far and pry this monkey off your back if there is still time. :eek:

Well to someone who has never taken a trip of this kind before NOR approached by someone of this nature ( timeshare in a hotel) and going by what we paid for our vacation it seemed like a good deal at the time. Til further research proved otherwise. I want a simple vacation where I say this is where i want to go and how long; none of the hassles of what this is sounding like it will entail. SO I'll be going back to my travel agent from now on !! I have found several websites helping me with wording for the cancellation letter and it is on it's way !
 
That is great news for you. However, many Mexico timeshares are well known for fighting for the deal and I suggest that you familiarize yourself with PROFECO (consumer protection in Mexico) and be prepared.

Hi

Just because all the advise you received was to rescind doesn't mean that we think timesharing can't be a great way to vacation. Most people here on TUG love their TS and would recommend buy a TS, if you can find one you like at a great resale price.
 
Travel Agents Can Be O. K. -- To A Point.

I'll be going back to my travel agent from now on !
Resale timeshares can get you vacation accommodations that are spacious & luxurious for roughly Motel 6 & Super 8 rates.

I doubt many travel agents can swing that.

Buy timeshares resale & you'll be good to go.

Glad you're rescinding! Buy resale. I agree with another poster - don't give up on timesharing. You found out it's a great way to vacation. Now hang out here with us on TUG and learn, learn, learn. You can even rent from owners if you're not ready to buy. We can help you with that, too. Good luck!
 
Call the Credit Card Company, yes, but do everything else that is required

They will fight to the bitter end. You can warn your own family members about these timeshare developers and their salespeople and still that family member goes forward. It happend to my mother. She went to Mexico, was served wine and bought herself a timeshare (AI resort) and came home real happy until I tried to explain to her what she had done. I assisted her with rescinding and she filed a dispute with her credit card company. However, they dug in their heels. I really am not sure what was going on totally because she kept talking to the salesman and eventually the credit card company declined the dispute and she was out the money and doesn't use it. I told her that if she in fact did recind, then her credit card company had some explaining to do. She told me I was upsetting her and hung up the phone on me. I never brought it up again. :rolleyes:

can i rescind via email or mail the best

I have sent a cancellation letter via email the Hotel customer service (H10), PROFECO and another person . I received prompt response but they are telling me I need to do so via Registered mail.
I have read where some cancelled via emails. Should I send the letter registered mail as well or is this just a little snag in their plan to lengthen the cancellation !?

I would send it out registered mail with return receipt requested. that way they cant say it was not received.

Good luck and I think your getting good advice. I just wish I had got it sooner that you did. By the time I got home my time to rescind had passed.

But I'm still glad to have the TS. I just wish I had not paid so much for it :shrug:

I will definitely do that. I had emailed them on 3/29 (within our 5 days of business, etc) and got quick responses but the letter will go out tomorrow registered mail !

I also contacted the credit card company, since we registered for a B of A card to pay for the TS. I explained the situation and they cancelled the card and turned it over to the fraud claims dept as well.

Hopefully this will end smoothly without too much of a headache

Lesson learned, right !?!
 
Please keep documentation of everything. Some resorts, and Mexico seems to have more than their fair share of them, will fight you on rescinding, claiming they didn't receive the documents (that is why return receipt is important), that they didn't receive them in time (it is the date that you mailed that matters) that you did not follow the correct procedures (what others did to rescind isn't important it is what is in your contract). Others, and hopefully this will be your experience, will accept your decision and move on to other victims.
