We have been going to Hilton Head (staying at Grande Ocean) for the last few years and am considering purchasing a week. I have been looking at redweek. Are there any other recommended places to look. What would be a reasonable price to offer an owner? How difficult is it to book a week since the weeks are 24-34 and we would only own this one week there? Thank You

You can also look right here on TUG Marketplace. Also check MyResortNetwork, but I have noticed many of the same listings there as on RedWeek. We own a Gold OceanSide week at Barony. I think they have been $4500 to 5500 before the pandemic. Expect $500 to $1000 more for the same season and view at Grande Ocean. Grande Ocean is unique on HHI that its Spring Gold Season is two weeks longer than the other HHI MVC resorts. There is a lot of demand for those last two weeks, but you will be able to reserve one of the 24 to 34 weeks 12 months out owning one week. Good luck hunting!

Gold season week at GO includes the first two weeks of June, typically a summer Platinum week at their other resorts,
so that's a huge plus for the price, and unique to GO. After seeing what they had done, Marriott sold all June weeks
at subsequent new-construction Barony and SurfWatch resorts as Platinum season for higher prices.

The two weeks in June, oceanfront locations and access to Sea Pines are the reasons the only Marriott resorts we own on Hilton Head are Gold (Sport for Monarch) weeks. When Marriott assigned points values for the Destination Club Points program, the points required for those two weeks in June are the same as Platinum weeks. Our Monarch Sport weeks are eligible for enrollment but we have no incentive to pay 25% additional in points for the two June weeks at Monarch.

That's why my contention has always been that owning a deeded week (bought resale) for the high-end season weeks at the best resorts
is the only way to go, if that's the kind of experiences you wish to have for your family. It's what we have done for 22 years.
Believe me, it's been a great thing, and continues to be so. We occupy, rent out, trade with Interval,
(and only relevant to us because the weeks are "enrolled", we trade for DC points occasionally if needed for off-season weeks).
(See NOTE * at bottom of this post)

When trust point owners use Destination Points to book those weeks, they are paying a heavy price.
Using 4000, 5000, 6000+, and more DC points for a week's stay is brutal given the upfront price and maintenance fee for that many points.
As an example, per MVC points chart:
Monarch- 7 days, June 5-12, 2021 oceanfront unit = 4500 pts.
Grande Ocean- 7 days, June 5-12, 2021 oceanfront unit = 4500 pts.
Maui Ocean Club- 7 days, June 5-12, 2021 oceanview unit = 6700 pts.......and oceanfront unit = 7450 pts.

If buying Trust Points:
Assuming $5.00 per point resale (could vary widely depending on deal), buying 6000 points, according to Steven Ting's resale points calculator,
you'd pay about $50,000 up front.
Annual Maintenance fee is $0.608 per point = $3648

A Gold season, oceanfront unit deeded week resale at Grande Ocean can be purchased for $7000-$17000.

Bottom line, for $50,000 you could purchase 7 weeks at Grande Ocean, rent a few out to offset the current $1559 annual maintenance fee.

$10,913 = annual MF on 7 weeks.
Occupy 3 weeks and RENT OUT 4 weeks @ $2500 per week
(Range for Gold OF in my own history is ALWAYS $2800-3000, but I'm using a bottom-range fee of $2500 for sake of illustration.)
That means you have $10,913 - #10,000 = $913 owed. That is equivalent to 3 FREE vacation weeks.
So, if you have $50,000 to spend, do it this way. Of course you can vary what you do each year.


NOTE*.........if you want to use points, since you won't be able to enroll your weeks for points,
(and you hopefully won't purchase DC points)
RENT THE DC POINTS from a points owner @ 55-65 cents per point. It's easy and the "known" people are very trustworthy.
That means NO up-front purchase price and NO annual maintenance fee for points.

Now is the best time in a long while for buying resale weeks....if I didn't already have 10 Marriott weeks
I would do it again, but we have all we need.

I think sport season at Monarch includes week 22 while Gold season at Grande Ocean includes weeks 22 & 23

I wasn't disagreeing at all with the conclusion, when limited to high end weeks at the best resorts. The math changes a lot for other types of places though. Correct, MF is the same.

I haven't follow prices there lately so I'm afraid I won't be much help. I use listing prices at redweeks, ebay, www.rofr.net, discussion with brokers that I trust, discussions on TUG and similar, etc; as part of my evaluation process. My last purchase there was 2.5 years ago. I bought 2 OS Platinum weeks at $11K each all in including closing. I whole heartedly agree with the above discussion about the 2 weeks difference between Platinum at MGO vs Surfwatch or Barony. It does make both Gold and Platinum more valuable and more competitive, esp for certain weeks. I've owned more than one week for 20 years or so and the reason I bought 2 early on was to take advantage of the 13 month reservation option. For weeks 25-29 you may truly have difficulty reserving just one week, I'm not sure about week 24 but suspect the same difficulty. August isn't as competitive but that's not to say it's easy.
