We have reversed our decision and decided to go so we are no longer cancelling but decided to make this into an information thread about those resorts.

It seems that folks don't know that you can book this via HGV. One person on FB booked via RCI and there are high fees doing it that way. There is a $150 resort fee for the reservation and some small fees but no all inclusive. You cannot book online and need to call them for availability and to book but Elite can book up to a year ahead of time. The point cost to reserve is reasonable also.

Yes, go to the normal booking screen, go to the Mexico resorts, and you can find the info there. You have to call them to find out the availably and reserve though. You can't book online. Actually, the points are low and elite can book a year out. We booked this last April.

As alwysonvac said, it is. All the resorts in the HGV booking page are bookable with points but some require a phone call and can not be booked online. These are nice because if you are elite, you can book a year out.

What is the MF dollar value range of 7680 HGVC points?
I am curious as to how this compares to Vidanta owner MF for a 2 bedroom Grand Mayan

Well, it depends on where you own but for us 7,680 points is one of our Craigendarroch Lodges 1 bedroom platinum that is about $600 per year.

The interesting part is that 2 bedroom on Expedia is, at least, a couple grand for the week.

Now, to be fair, that resort has one of the lowest MF/point ratios. I would say the average HGVC owner's MF/point is closer to $0.11-0.13/point (remember, there are a lot of Gold/Silver/Bronze deeds and lower point deeds out there). That would put the cost of those 7,690 points in the $845-$999 range, not including any pro-rated annual Club Dues. Then, of course, there is also the resort fee to stay at the Vidanta resorts.

If you want to explore the different MF’s in the system (at least the resorts Tuggers have reported here) you can take a peek at our MF page:


I feel that anything under $0.10 a point is worth a look to buy, but others have their own opinion. To find the ratio, divide the MF’s by the number of points the deed is associated with. Example, my Boulevard deed has 11,200 points and has MF’s of $991. So the formula is $991/11,200 = $0.088 per point.

Within the link above, there’s a spreadsheet that @GT75 creates listing the best MF per point resorts in the system.

That is true. The resort fee is $150 plus some smaller ones.

Like all things TS; using point / MF arbitrage can really get some wonderful deals.

A 2022 Vidanta Grand Mayan 2 bedroom owner MF is probably in the $ 1800 range.

Vidanta is a RTU float week system - which has been built for peak winter snowbird use ,using the formula of build in pesos and collect MF in USD.
Most owners since 2005 also have an addendum that only requires a MF payment when a week is booked.
Vidanta Owner bookings are made by phone call to Vidanta's helpful & well trained bilingual reservation staff based in Nuevo Vallarta Mx.
Owner ARP is generally 6 month for Grand Mayan [ Grand Luxxe is 12 month] with the ability to book your week into the following calendar year.
[ ie. I can book any Feb 2024 week on Aug 1- 2023 using my 6 month advanced reservation priority window]

In practice this mean the resorts are very busy from Christmas to Easter with owners and exchangers. The exchangers are there to feed the Vida Sales Machine.
From May to early Dec you can expect to always find availability.
[ FYI- the 4 Mexican Holiday Weeks - Christmas- New Years and the 2 weeks on either side of Easter are not in most owners contracts.
These weeks have generally been sold to Mexican Nationals]

The $ 150 resort fee for HGVC is lower than RCI - Intervals and SFX
Repeat exchanges through RCI are currently limited by a 1 in 3 rule. / no guest certs. allowed.
Repeat exchanges through Intervals are (I believe) currently restricted by a 2 exchanges in 4 year rule.

Grand Mayans are found in Nuevo Vallarta , Riviera Maya , Acapulco , San Jose- Cabo and Puerto Penasco / Rocky Point.
The resorts are not All Inclusive but rather have extensive restaurant options.
All on resort purchases, including restaurant and poolside dining and beverages are charged to your room bracelet / key.

All Grand Mayan 2 bedrooms are lockoffs based on a 1 bedroom + a hotel room.The combined square footage would be 1200 sq or so.

Grand Luxxes 2 bedrooms via HGVC exchange access are likely a (larger sq ft) 1 bedroom + studio lockoff.
The Grand Luxxe brand does include other unit formats.
[ It might be possible to access an upgrade , during off season exchanges by agreeing to go to a presentation when getting your room assigned ]
FYI - be aware & read up about Vida Sales presentations. All I will say is that the breakfast is excellent - and your 90 minutes begins when you get to the sales room.

It sounds like this HGVC program is a nice option for all of you

Thank you for this info. It is helpful. It doesn't look like, on the HGV page, that we are restricted on use. We reserved two 2 bedrooms for April this year but booked it last June since HGVC elite can book a year out

Point wise it seems like the weeks are a good deal but I would avoid sales presentations.

Thanks for the update. We have stayed at the NV Grand Mayan many times as a HGV member, but we have never gotten a room that faces the ocean / pool complex; we are always on the back side overlooking parking, etc. And the time we stayed at the RM Mayan Palace, we were in the second furthest building from the pool/restaurant area on the ground floor. I am ok with that, as an "outsider" I don't expect to get the best rooms. I also never go on sales presentations, so not sure if a room upgrade is something they use to entice signing up. So as an owner, do you typically get the better rooms w/o attending a sale presentation? I would hope they treat their owners better, as it seems they are paying a bit more than exchangers.

Are you Elite? Supposedly, elite are supposed to get upgraded rooms, according to the HGV page.

I thought it was something specific to this resort and on the resort page but I don't see it. It must have been the early booking window for elite that I was thinking of.

Hi @PigsDad ,
As you know the room assignment is not done by the front desk but instead by a friendly person who works for Vida Sales.

[ The front desk staff work for the " hotel side"] The person assigning rooms also books members and exchangers for presentations.
We have gone 6 times in 16 years of ownership and never upgraded from our original purchase of a Mayan Palace 1 bedroom / 2022 MF was $ 868

I look at it this way:
1) the suites are all identical. Floor & View can vary
2) 50 % are ocean facing
3) During peak season -the room assignment host is limited to that mornings check outs.= sometimes you win and sometimes you don't.
4) I do the chit chat & then take what is given / realizing that I could always go back.

Our favorite Vidanta property is the smaller footprint Puerto Vallarta Marina location.
It is Mayan Palace only and has about 200 rooms that are split between 2 buildings with view variations
The marina view in building 1 gets the sunrise and a larger balcony.

IMO - the "best view" in all of Vidanta NV is 7th floor ocean front in the separate Sea Garden property. (RCI 6867)
You will go past it if you walk the beach to visit the OXXO that is 50 yds from the SG driveway.

Yes, early booking has been available to all Elite members for several years. I don’t know anything about availability via SFX.
