I recently heard that the " golf contract" that Marriott has with the country club expires in about 10 years.

I just have a few questions on this topic...

Does anyone know the exact year of when this expires?
Will it be renewed?
Who needs the contract more? Marriott or the country club?
If the contract is not renewed will the MF be reduced accordingly?

The golf agreement term is from May 11, 1993 to Dec. 31, 2032 and it is paid for by the owners at the rate of $19.14 maint fee per unit and increases annually based on the consumer price index. Owners pay whether or not they use it. I have heard that it would be automatically renewed in 2032 if the owners want it, but I probably won't have to worry about it. If it isn't renewed I see no reason why the owner's MF wouldn't go down accordingly. I had a good talk with a sales rep at Ford's Colony last week who said they like the Marriott arrangement as it brings in revenues for the golf course, dining rooms, and even results in lot/house sales - so continuing it after 2032 would probably be of interest to both parties. Even with the golf, the MF of Manor Club is among the lowest in the Marriott system and it's a beautiful resort.

Right now my sales contact is discounting the $20,900 price for the original section by $3,400 to $17,500 for owner referrals and that includes 100,000 MR points incentive and 110,000 MR points if you pay the MF for 2006 usage...AND finance through Marriott with a $1750 downpayment - but you can pay it off in 3 months. $19 seems very low for the golf considering it pays for 6 rounds.

In any event I have been to Manor club for the past two years and have rented both times. I have considered buying but have not yet made the plunge. For the past two years I paid $900 for a summer week, so it makes it hard to justify paying $17,500 to Marriott or around $10,500 resale.

I know this is about $300 over the MF for this resort, but I do not have to deal with the reservation issues and disapointments discussed very frequently in this forum. All I do is call a broker or search on the internet and their are plenty of rentals to be had. I make an offer and its usually accepted by someone.

My family and I absolutely love this resort and always have a great time, but still have not decided if buying is the way to go as long as their is a healthy rental market.

Mike - If you rent from Marriott golf is not included. If you rent from me it can be included as I'm an owner. If you own another Marriott somewhere, you also get the 6 'free' rounds of golf....you do have to rent a golf cart so it's not totally free. Couples love Manor Club because the hubby golfs while the wife checks out all the Williamsburg, Virginia outlet malls - apparently more per capita than any other place in USA.

PeterP - I play the points game with my 6 Marriott weeks - always trading in two weeks a year for 220k points which we use every other year for an amazing trip to some special world class city's Category 7 Marriott hotel and fly there on business class -- all on Marriott points. If all you want is a holiday week, then renting might be the option. I've never had a problem booking my Manor Club weeks, even for the July 4th week.

Just curious...do have any trouble booking July4th week because you own multiple weeks? In other words.... would a owner of 1 week have any trouble getting that week each year?

"Each" year can't be guaranteed at any resort - much easier if you know how to do it. I usually book 13 months ahead getting two July 4th weeks - I didn't do that this year for 2007 and booked two in a row - the prev. week and July 4 week. No problems whatsoever...and imagine what I could get for them if I decide to rent both weeks together. I haven't heard any complaints that Manor Club is hard to get on a 12 month basis either, as long as you start calling the moment reservations are taken for that week. July 4 will always be harder...as it is for any resort where prime is summer.

The 13 monthers only have half the suites available to them, but that means the other half are available for the 12 monthers who own (or book) one week (or 13 monthers who missed out a month earlier). There probably are more 1 week bookers than multiple week bookers so it might be more competitive than 13 months ahead.

Personally it's not my fav time to go to MC - it's too hot and humid. I went this year and 99 degrees + humidity was 'breathtaking'. My pref. is 2 weeks in late May but I book July 4 usually in order to rent it. For trading with II, any platinum MMC week gets a bonus week...MSE gets 3 weeks with the split. If you don't have to go July 4 the other summer weeks are easier.

You seem to prefer renting and that's fine. Over the long haul it will cost you more and you'll own nothing. These are deeded weeks and part of your asset mix. You have two purchase options - if points are appealing buy direct, if not buy resale and risk less capital if you ever need to sell to raise capital later. The trips I've taken by buying direct have more than paid for the difference and if you've ever checked business class air fares to Australia or Europe you'll know why that is.

I could not get June 30 th check in at 12 months at Manor Club, but could get the 29th or July 1st. I think most if not all of the 30th units were taken by the 13 monthers.

Ray - I've been told that only half the available July 1st suites (or for any of the 3 booking days for the floating weeks) are for 13 month reservations but at least you have 3 days to try for, and you did get a week that includes July 4, an advantage of floating weeks. My pref. is usually a Sunday check in because I take a day to drive there from Toronto and stay overnight on the way, and that may make a difference as well as I assume Saturday check ins are the most requested.

What would be the earliest week in the spring to ensure "golf in a golf shirt" on average over the long haul? Brian mentioned 99 + humidity in July - that is for water, not golf! Thanks, David

im exchanging into the manor club this fall. do exchanges qulify for the golf package? Ive Heard that it is true only if you are a marriott owner. Im not and was wondering i did an exchange into the Heritage club a few years ago and got the golf package i was just wondering if the same is true for the manor Club

Heritage gives the golf to anyone--Manor Club only to Marriott owners who use their actual Marriott week to make their exchange there.

They know that you are an owner somehow. They must cross reference the information with the II trades. When you check in they give you a card that you show in the pro shop. You can play two rounds a day and six total for the week.
