I'm thinking of moving to HI in the not too distant future, but more likely to Maui or Oahu. The only issues with most condos on the islands are the HOA fees. Sometimes they do include many utilities so they're not as bad as first thought. I wonder what these include.

I am going to guess that since this is managed by Hilton, all of the utilities and upkeep are included in the HOA fees. Only 4 units are individually owned and the rest are part of the timeshare. The downside is that storage is lacking since there is no garage or individual lockers. If you wanted a bicycle or beach equipment, I am not sure how that would work with these wholly owned units.
It appears that this Unit is in Building 2. We stayed in a very similar Unit in Building 1 for 3 weeks last February. We greatly enjoyed it. We could live full time in this Unit.
We toured one of the villa units about 10 years ago, it was a bargain at $300k then. Two of the upper villa units are wholly owned, the fourth is a top floor in building one.
The HOA fee is not bad considering the weekly maintenance fee is about the same for a TS unit.
