You are listing it as an RTU but isn't it actually a deed? Assuming it is a deeded ownership explain how it works with booking at the sister properties. Is this a "club" and what is the process and restriction with reserving elsewhere?

Are fees billed every other year or are they half each year like some resorts?

Is the fee you are quoting include the "club" fee?

OP has clarified that this is for 120,000 points and not a 1BR at Villas on the Green. That unit would be one of several options for a reservation.
