Triennial fees, yrly pts of 24667 in RCI Exchange
next maintenance fees due 2013; $720 apx.
2 Br/2 Ba Week 39
RCI account paid through 5/31/2013 shows current use yr balance of 49334 pts.

Husband died, don't use anymore; will pay closing costs for you to take off my hands.

The way the Parkway points work for that unit is this: The 2BR unit is worth 74,000 points during its use-year. It's a triennial ownership, so the use year comes up only 1 year out of 3 -- i.e., 1 use year followed by 2 off years, then another use year, then 2 more off years, so on & so forth right on down the line. But instead of giving you 74,000 points during the use year & zero points during the off years, they give you 24,667 points every year. For maintenance fees, they only bill you for the use year & you pay nothing for the off years. (By contrast, some non-annual timeshares bill you every year for a fraction of the estimated use-year fees -- 1/3 of the estimated amount every year for triennials & 1/2 for biennials. Go figure.)

The way RCI Points work is that each unit at participating timeshare resorts is assigned a points value based on unit size & demand season & resort rating. Instead of swapping unit for unit & week for week, you use points. Week 39 in a 2BR unit at Vacation Village At Parkway, for example, takes 74,000 points.

Full Disclosure: We already own a 2BR triennial points unit at Vacation Village At Parkway -- paid money for it via eBay because we were not shrewd enough to snag 1 el freebo.

We gave away 1 like that via free classified ad at eBay Classifieds Dot Com (formerly Kijiji Dot Com).

The ad got flagged & removed when we offered the points timeshare free -- no doubt because of the inescapable costs involved (closing, RCI Points, resort transfer, etc.).

So we put it on again for $1 & had no further trouble.

Hi - I have a question about this. I know nothing about RCI points. I'm trying to learn. How can the points be used? Can all three years be combined to give the owner 74K for one vacation, or can they be split up like 49334 used for one vacation and 24667 saved for something else? Great information here. Thanks for sharing how it work.

Yes, the points can be saved if not used one year and the next year can even be borrowed from. I am currently in the process of closing with someone. Good luck in your search!

Points work like special Monopoply Money that's good only to spend on timeshare reservations.

Within the RCI Points system, it is OK to roll over unused points 1 year & to borrow ahead on next year's points.

Thus a 74,000-point triennial ownership that delivers 24,667 points every year could still be used for a 74,000-point exchange reservation by saving last year's points & adding those to this year's points while borrowing ahead on next year's points -- i.e., 24,667 points from last year + 24,667 points from this year + 24,667 points from next year = 74,000 points you can use for RCI Points timeshare exchanges. (Well, 74,001 points, actually, but who's counting?)

And those 74,001 points don't have to be used all for a single points exchange. They can be used for separate exchanges that add up to 74,001 points or fewer.

Our favorite way to use timeshare points is what RCI calls Instant Exchange -- 9,000 points (maximum) + exchange fee for a full week in an RCI Weeks timeshare unit (any size) when the reservation is made within 30 days of check-in.

Even though 9,000 points is the Instant Exchange maximum, every time we've done Instant Exchange it only took 7,500 points + exchange fee.

Via Instant Exchange, 74,001 points can be used for four -- 4 -- of those 7,500-point Instant Exchange reservations, with 14,001 points left over.

Is this a great country or what ?

IMO i think a contract like this is an EXCELLENT way for a newbie to get their feet wet with the timeshare world.

It allows them to have access to the RCI system and learn about the good and the bad without committing to a high yearly maintenance fee. (as AWAYWEGO mentioned above, a way to look at a contract like this is that you get 24k points a year for what comes out to $244 yearly M/F). Surely you can afford 224 /year for a vacation.

the other benefit is that if you decide this is not for you, a property like this is fairly easy to give away. There is demand both as an "exchange" or as a give away like the OP here.

main point- DO NOT OVER PAY for something like this.
IMHO the most I would spend on something like this is $500 total cost (closing cost, transfer etc.), and that is pushing the envelope.

Cheapest "free" points timeshare is going to cost $474 or so, rock bottom.

That breaks down as $150 for "legal" timeshare transfer + $100 resort transfer fee + $100 RCI Points transfer fee + $124 to start a new RCI Points membership.

By contrast, the $1 starting bid eBay points timeshares that typically get bid up to $250 or so sometimes come with free closing & free resort transfer & free points. All the purchaser has to pay is the bid amount plus RCI Points transfer fee & new RCI Points membership fee.

Imagine, buying a points timeshare via eBay for about the same money as getting 1 el freebo via TUG Bargain Giveaways.

Who'd a-thunk ?

But in this case, are you locked into Week 39?
With points, you're not locked into your deeded week.

But the demand season of your deeded week determines how many points you get.

Well, yes and no.
  • The Op said maint was $720 but is not clear if that includes taxes or not. So every 3 years you pay $720 or maybe $800 to Parkway = $240/yr or a bit more, PLUS the annual RCI Membership $89/yr but can be less if you pay multiple years at once PLUS the exchange fee of $39-199 (most of which are $149-$189). IF the 24,667 pts are used for ONE reservation a year that's Roughly $480 per week long trip.
  • However, if there is no use in the year it costs $26-$99 to save/extend points to accumulate enough for a higher cost trip = about $950 every two years.
  • On the plus side, if you are savvy and travel in the sub 45 day windows then 24,667 pts can get you two 9,000 pt trips each year and the remaining points save to the next year free where you can then do three 9,000 pt trips every other year. That reduces the cost per trip to about $280/week. Every 3 years there is even a small residual of about 6,300 pts which might get you a night or two somewhere ...

BTW : Someone needs to pick this up quick. It is a great way to get started in time sharing without making a huge commitment.
