Free Ownership at R-Ranch in the Mountain (Dahlonega, GA)

R-Ranch in the Mountains is an ideal weekend getaway near historic Dahlonega, about 70 miles from Atlanta. The property borders the Appalachian Trail and surrounded by the Chattahoochee National Forest. Owners can stay at the Ranch's many log cabins for $2.5/day up to 4 weeks per year or use one of the 140 RV camping sites. Owners enjoy free unlimited horseback riding in mountain trails,swimming in salt water pool, fishing, hiking, mini golf, tennis. The R-ranch Resort lodge is popular for weddings and many R Ranch social events. There are many social activities through the years which includes outdoor movies, ice cream socials, the yearly R Ranch Rodeo and golf cart races. R-Ranch has stunning views of North Georgia Mountains and is a great place to bring your family and friends year round.

It is a deeded ownership, you will be part owner of prime mountain property. Check out the web site at www.rranchga.com.

Ownership is available for Free. The yearly dues after the deed is transfered is $1000.00 of which half is payable in April 1 and half on October 1. The yearly due is paid until October 1, 2013 and I am willing to pay the $150 deed transfer fee and the $50.00 background check fee by R-Ranch.
 
Great for locals!

R-Ranch memberships are great for locals and I've had success advertising in local print mediums over the years. You may want to look at a local newpaper classified or even a regional pennysaver or other such periodical.

While at first glance buyers may be discouraged by the annual fee- it's a drop in the bucket compared to the normal expense of owning and maintaining your own horses. Most of the buyer's I've had were purchasing primarily for the unlimited usage of the stables.

One thing to watch for however, is that several times I had prospect buyers who called the resorts directly to ask questions and were "sold" a membership directly from the resort for just closing costs and transfer. Not sure if these were truly vacant ownerships the associations were moving, but be aware that this could be an issue for individual sellers.

You are right, Richard. It's a good deal. We have been owner for 5 years. We usually spend 1 to 2 weekends at R-Ranch every months, and stay 1-2 nights each time. After a short drive from home, you are surrounded by beautiful mountains. It almost likes to have a vocation home but much cheaper. We don't have RV. I know many owners store their RV at R-Ranch for free.

Now my schedule changed and I have to work on most of the weekends. So we are unable to go there much any more. I hope someone else can enjoy it.
