2025 MF: $1918.36 + $500 special assessment (year 3 of 3, will no longer billed starting with 2026 bill) PAID

Points available
2024 EEE: 985 (expires Oct 2026)
2025 EEE: 1880 (expires Oct 2027)

Would like some reimbursement of 2025 MF fee, 2024 points free

MF reimbursement (negotiable)
Transfer Fee: $650 (buyer to pay)
Closing Cost: ~$300 (buyer to pay)

I think i read that i could ask for MF reimbursement but let me know if that is not allowed.

No MF reimbursement necessary but i'm going to use most of the existing EEE points. Will have about 265 EEE left for the new owner
Next MF due Jan 2026 for 2026 points

Will just request Transfer Fee and Closing cost to be paid, if no taker by next week, i will just deed back to Hyatt.

When you say "i will just deed back to Hyatt" is that automatic? Hyatt accepts all deeded timeshares back?

Many developers have deed back programs. It isn't automatic. You have to initiate the process.
 
dioxide is correct, i called the deedback team last week (and couple times before) and confirmed that they will accept my deed so that is my fall back option. I have 7 days to accept which will be early this coming week hence why trying to see if anyone else wants this before I sign my documents with them.

I started following this thread because I, too, am a Hyatt Windward Pointe, Key West owner and have been thinking about selling it. But giving it away would save me the marketing headaches...so maybe I'll do that (haven't decided yet). It's an every other year, even year, week 49. Also a Gold week (1880 Hyatt points).

I traded it (i.e., my 2024 year) through II for an August 2025 DVC Animal Kingdom (I think it said Kidani or something like that) and a Christmas week, 2025 Marriott Custom House.

I'm posting this info in the OP jksung's thread to let people know Key West Hyatt resorts are pretty good traders.

yes, this has been amazing trader but recently it has not been as good of value with the internal points chart change. You are still available get good exchanges but could some other resorts that have much lower MF as well. Your best bet (imo) with Hyatt is just using it within Hyatt system.

I have solely traded these points for Marriott (NCV, MGV, MHB) and Disney (Wilderness Lodge, Animal Kingdom, Saratoga Springs, Old Key West) but not as good of value as I used to be able to get. I used to be able to get 2 DVC weeks per 1 MF but now little over a week.

I'm really not selling this well 🤣 but given the limited interest it looks like i'm headed towards Deedback anyway.

@andre10056 i don't think you will get much for it.... you should consider Deedback option as well. If i sold couple years back, i could have fetched $2000-$3000 easily but the market has changed.

I just filled out the deedback form via "the lounge". I hate to think that what I may (still haven't decided but no harm in exploring) deed back is then going to be sold to another for megabucks. But I guess that's what timeshares are all about.

If I were now in Key West, I would simply put flyers under people's doors. I would likely thereby get newly purchasing buyers to immediately rescind and make the sales staff a tad upset with me. :)

id bet someone would love to take this over for free especially if they had a week on either side already!

But wouldn’t Hyatt exercise ROFR on a free week?
 
might, not sure...all that stuff is so hit or miss.

risk a buyer would have to take on the chance they could get a completely free week!

This January 4 of us stayed in Windward and it was such an amazing experience. We loved the place so much. The staff there is so accommodating and resort itself is beautiful with feel of a resort. Hope someone will get it from you.

I think your post convinced me to NOT give it away. :)

But, getting back to the OP, Gold weeks (like the OP's week 40) can be exchanged for the same or other Key West Hyatt resorts for weeks 48 through 50 (among many other weeks). And December in Key West is a magical time.

Light up night is in early December and the island is transformed into an exceptionally beautiful place:

And then there's the two lighted boat parades on different days, one in Old Town, Key West and one in Stock Island, Key West.

Of course, there's the "candiest" parade in the country, the Key West Christmas parade. People in slow-moving fire trucks, police vehicles, floats, etc. throw candy at the feet of kids lining the roadway. The kids are in heaven, gleefully gathering up the candy. Such a nice piece of Americana.

Then there's a 10K race where we saw, for the first time ever, a lightning fast woman runner sprinting nearly the whole way in bare feet. We were amazed that anyone could bound along in bare feet on asphalt streets.

And then, of course, there's the SantaCon pub crawl:

I just want to say that member @jksung is awesome to deal with. We never owned Hyatt and I had tons of questions that were specific to trading a Hyatt unit. He patiently answered all my questions and gave me detailed info about the program as well as his personal reasons for trading, as he wanted to make sure I was getting what I wanted if we made a deal. In the end it did not look like the best unit for me based on info he gave me about his reasons for getting rid of this and trading via Interval, which is what I would have been doing most years had I "purchased" this.

I am incredibly grateful for his honesty and kindness in walking my through everything Hyatt/II/Internal trading. I actually feel guilty that I used up his time, which none of us ever has enough of...since in the end it seems that Hyatt is the winner here for his feedback offer.

It seems like some did not get to me, but in the end we connected well. I am so appreciative of our correspondence on this.
 
I wasn’t planning on updating but because it was asked.

Right after I accepted the deedback offer (but not signed), someone reached out to purchase the week.

So it is currently under contract with someone (not deedback) and waiting ROFR.
 
Congrats on "repurposing" this Hyatt week to another! We stayed here in 2022 and loved Beach House! I'm sure the new owner will be delighted. Elaine
