Week #11 at Sea Crest Surf and Racquet Club
It's top floor, 1 bedroom and 1 loft.
We've gone there for years and the kids have grown up. It's great for kids, a block from the ocean.

I'll pay half the closing costs ($250)

Does the resort charge $500 to transfer ownership? If not, $500 is too much to pay a closing coompany. You can get a basic professional transfer for about $100.

DeniseM-

No offense intended.. But I've never once seen a quote from a legitimate closing agent in the $100. range for anything other than a quit-claim with no estoppels or escrow responsiblity.

Please send me a private message (or post publicly) the contact information for the closing agent you consistently post about at this price. If your info is accurate, I'd love to add them to my list!

Since the OP is giving the timeshare away for free, there would be no need for escrow

I'm sure the folks DeniseM is referring to are the same ones I used (found in a sticky on Buying, Selling...). "TimeTravel Traders will handle the closing for about $100, but the fee does not include escrow handling of purchase price funds."

I gave away a timeshare and agreed to pay the costs to have it transferred into their names. Since no money was changing hands, it did not require escrow. For just under $100, the deed was prepared and sent to the County for recording.

For a full closing with escrow and estoppel; you're not going to get that for $100. But whenever I'm giving away a timeshare and agreeing to pay for the ownership transfer, this is the way to go for me.

Pat, the maintenance fees for the loft/bedroom is $535 per year. The good part is renovating and upkeep are included in the fees. We've had it for 10+ years and no surprises ever.

Somewhere I read the resort charged about $250 to change ownership and closing costs were about the same.

Yes - that is who I'm referring to, and I've used them myself! When no funds are changing hands, you don't need an escrow company.

There is no standard closing cost - it all depends on who you choose to do the closing. For a free timeshare, a full closing service with escrow is probably more than you need.
