This studio features a king-size bed and a bath with a standard whirlpool jet tub and shower combination. The unit includes a cozy living area with queen-size sleeper sofa as well as a convenient kitchenette with microwave oven, coffee maker, toaster, small refrigerator and small dishwasher. In-suite amenities include wall safe, iron, ironing board and hairdryer.

2024 dues & maintenance fees have been paid.

Club dues: ~$300 annually
Maintenance fees: ~$600 biennially (Each even year -- next due in 2026)

The $300 annual club dues seem high, from the 2024 disclosure:

Hilton Grand Vacations Club 2024 Fee Schedule

Each Membership account shall be liable for one annual Club Dues expense. Separate fee schedules apply to HGVClub Legacy Members and HGV Max Members Fee Schedule for HGVClub Legacy Members Annual Club Dues are $209 per Membership account for Club Members residing in the US or Canada and $245 (¥30,958) for Members residing outside the US or Canada.

Owners at select properties have the option to pay “Inclusive Club Dues” of $354 for Members residing in the U.S. or Canada and $379 for Members residing outside the U.S. or Canada. Inclusive Club Dues include annual Club Dues, plus unlimited Home Resort Priority, Hilton Club Priority, and Club reservation fees priced at $124or less.

My club dues were originally $281, but they rose to $299 this year..
I am working with a potential buyer now though. So, hopefully this is the last year I pay dues & MFs.

even the activation fee hobbles these ultra-low deeds. After I rejected HGVC's offer on a Plat 1 bdrm, they tried a low Pts EOY on me. I looked at it and wondered
"That is even worse / less efficient. Where did they get the idea I NEED a lower-priced one? I said I need a more EFFICIENT one. I'm outta here."

and then these end up like detritus til HGVC eventually gets them back, ready to DO IT ALL OVER AGAIN
