This is a nice resort for anyone with kids. We just don't use this deed often enough and we'll sign it over to you if you pay the closing costs and transfer fee. Has a nice 25 yard adult pool and day usage, perfect for locals.

Float weeks are 1-25 and 36-52.

@MindyNate I’m here for a free plug. I own Grand Pacific Palisades, a summer week. I also have with this week the option of HGVC points in lieu of the week (one can no longer enroll resale GPP into HGVC, can now only happen with a direct purchase). For the past 12 years I have opted to use the GPP week in lieu of HGVC points every year with the only exception being 2020 due to Covid.

Why do we keep going back to GPP? It is a perfect resort for kids. My kids have grown up with this being their second home. Comfortable beds, nicely renovated in the last few years, two pools (adult and kids), splash pad, hot tubs, nice fitness center, free underground parking, lots of daily fun activities, on-site BBQs, basketball court, shuffleboard, game room with free air hockey, beach chairs, umbrellas, board games, and DVDs all free to borrow, right next to Legoland, free shuttle within 5 miles of the resort, close to Costco, outlet mall, downtown Carlsbad, lots of nearby dining including In-N-Out nearby and Karl Straus right next door, and of course the beach. This week will also include day use. We used day use a couple of times before we moved out of state to spend a day at the pool and even for the free parking when we went to Legoland. You could also use the fitness facilities with the day use. Those are great benefits if you live nearby.

I don’t think there are many HGVC owners who can say that they only use their home week but that is essentially what we have done. There will be a point, coming sooner than I would ever wish for, in which our kids will be too old to want to travel. When that happens, we will have many more options open to us through HGVC but I imagine my wife and I would still like to visit GPP to remind us of the memories.

If someone has a family with kids, and wants to dip their toes into timesharing with minimal cost (especially being EOY), my suggestion is to jump on this. Your memories will thank me.

A few honorable mentions: drivable distance to all of most of socal including San Diego(45 Min when no traffic), Los Angeles (1.5-2 when no traffic) and Orange County (45 min from Disneyland for Kids when no traffic), Strawberry Picking, new foodhall down the street with variety of foods,

You can also take the train from Carlsbad to LA or to San Diego to avoid traffic. 1 - 25 weeks also means that you could stay here during the Carlsbad flower field season which is next door.

GPX is a nice exchange system, I've had some nice western US bonus weeks from them.
2am-4am, light traffic in those areas.

2. I assume in addition to the transfer fee we would have to pay a 3rd party such as LT Transfer to prepare the conveyance docs and record them, is this correct/

Any other closing fees you can think of?

I’m not sure what the transfer fee is. I can call the HOA and find out. I have not transferred a property before. I spoke with Marc at Advanced Financial, they are the company to deals with the maintenance fee payments for Grand Pacific and also have a title division. It would be $450 to transfer the title. That is inclusive of their fees. Of course you use an escrow company but because money is not being exchanged between "buyer" and "seller" that may be excessive. He said the process usually takes between 30-45 days. I hope this answers your questions.

Thank you for the contact. That was extremely helpful! Advanced Financial is the company who deals with the maintenance fee transactions so it all makes more sense now.

I've done a couple of AVCO transfers at $450, they are fast and efficient, you won't have a problem using them.

It took me 4 hours to get to Carlsbad once, semi overturned at the first Oceanside off ramp, back up all the way to San Clemente. We usually check Google maps with the traffic overlay. I can make it in an hour from HB on a good day.

GPX Insider Weeks make this something one should really consider.

It may even trade/exchange well.
