Fox Run Townhouses and Fairways of the Mountains Phase III, located in Lake Lure, NC.

This is for week 27 (4th of July). It is paid off and we do not use so would like to pass along to someone who will use it. We are willing to let this go for free, no purchase cost. We will even pay for title transfer. There are annual dues of $1,025 that would need to be paid to property management. They have already been paid for 2025.

This is a Double-Side (Lockoff Unit). Combination of A-Side and B-Side (Two Bedroom) Sleeps eight (8) - 2 Master BR's (2 King), 2 LR's (2 pull out sleepers), 1 LR w/Fireplace, 2 Kitchens, 2 Dining Rooms, 2 Baths, one with Whirlpool. If you are looking for a place to stay with your family and guest, this is the perfect place. Adjoining units so you can have the family all in one location but also gives you privacy with a separate lock-off unit for your guest. Some units will have 2 to 5 steps on the outside to access the unit. (A-Side has fireplace/B-Side has whirlpool)

Week 27 would trade very well and probably get you an AC every year for your deposits.
 
Do you know if the sunset clause for Fairway of the Mountains beyond 2028. My wife's aunt owns a timeshare here and her deed shows a sunset clause in 2028 but I can't seem to find anything out about it. She would like to be rid of hers, but it is a crappy week.

I own a unit at the resort and believe it was extended some years ago
Unfortunately I can't remember how or when

At times my beliefs have proven to be wrong
 
@rickandcindy23 will chime in but Foxrun was 2020 - they extended. I imagine they will do the same here. I have not owned at Fairway for 15 years.

Our deed shows the 2028 Sunset Clause as well. From what I understand it doesn't guarantee that you can get out at that time. Just means there is a vote to end or extend whatever the current declaration is.....and judging but what others have stated, seems like a vote to extend has already taken place.

You might be able to find more information through Rutherford County, NC. Declaration of condominium and interval ownership for the fairways of the mountains Condominiums recorded on January 25th, 1990, indeed book 553, at page 425, et. seg., in the office of the register of deeds of Rutherford County.

Also, try calling Fairway to see if there is an upcoming amendment vote.
 
We don't own Fairways. I am sure the owners will vote to extend. Management will probably see to it that the vote goes that way. That's what VRI did in 2020.

The explanation in 2020 was that the townhouses really have no substantial resale value, and flooding the market with a bunch of townhouses will make them even less valuable. Sounds like a good vacation home opportunity for people who love that part of the country. I think we should have disbanded Foxrun. That's my opinion. Big Matt has a different opinion. Becky Varney was not wanting to end the timeshare either. I had a heated argument with these two TUG members.

Now the property is under management by Capital Vacations.

Well, if you get it for free and get any use out of it it seems decent. Fox Run does seem to trade OK in II, though not to my hoped for Marriott in Hawaii (gave up on that idea). It also seems through the new Capital TPL system it probably will trade well in RCI (better than it did directly). I suppose eventually I'll actually stay there and see if that's any fun also.

Several friends and family own FXR and trade into Morritts Grand and Londoner Grand Cayman every year in February. It’s not Hawaii but it’s really a great exchange.

Ohhh, well I think I'll try and remember that for the future. We realized we were "trying for Hawaii" mostly because "it's kinda expected", but TBH for beaches we'd probably be just as happy on the east cost (driveable) and Caribbean or Europe for shorter flights. Not that I couldn't probably get a one week from HGVC and one from Wyndham in Hawaii, just if we're going to fly a long way I think we may just go all the way to Japan and bite the bullet to hotel it.
