Massanutten Resort - Shenandoah Villas

This is a 3-bedroom lockout, with annual use of both sides. The full unit sleeps 10, or you can divide it into a 2-bedroom side (sleeps 6) and a 1-bedroom side (sleeps 4).

Use:

• Annual, with first use for new owner in 2025
• Friday check-in

Fixed week 39:

• 2025: Sept. 26 - Oct. 3
• 2026: Sept. 25 - Oct. 2
• 2027: Sept. 24- Oct. 1
• 2028: Sept. 29 - Oct. 6

Maintenance fees:

• Maintenance fees are billed in mid-May and due July 1.
• I will prepay 2025 maintenance fees of $884.
• The following year’s maintenance fees will not be due until July 2026.

RCI exchanges:

• Worth up to 23 RCI trading power when deposited with RCI Weeks as two units.
• The resort also provides up to 2 RCI bonus weeks per year, for travel booked 45 days or less in advance.
• Shenandoah Villas is part of the Vacation Village Resorts family. Internal trades go through RCI, with a reduced exchange fee of $159 when trading to another Vacation Village property.

I’ve gotten some nice RCI trades with this ownership:

• Hanalei Bay Resort (Princeville, Hawaii), 2br
• Kauai Beach Villas (Lihue, Hawaii), 2br
• Woodstone at Massanutten, 4br

The trade back into Massanutten required less than a third of that year’s trading power. The unit was larger, the internal exchange fee was only $159, and most of the RCI trading power was still available for other travel.


Potential Wyndham VIP status

This week could potentially count toward VIP status if enrolled in the PIC Plus program with Club Wyndham.

When I acquired this ownership, that’s what I intended to do with it. However, my travel plans changed and I’m now giving it away along with a week at Vacation Village at Williamsburg that I acquired for the same purpose.

Together these two weeks would count for 508,000 annual Wyndham points if enrolled in PIC Plus — enough to achieve Silver VIP status.

Wyndham typically requires some developer points to be purchased in order to enroll weeks in PIC Plus. However, for anyone who wants VIP status with Wyndham, the PIC Plus program is probably the least costly way to get it, and the maintenance fees per point are far below Wyndham’s average.

I can’t guarantee Wyndham will continue accepting this resort for PIC, but they have in the past.
