Fractionals vs. deeded TS what really is different?

Interesting article about fractionals. makes some comments about TSs that don't seem to be accurate, like

"Unlike time shares, fractionals carry a title of ownership" .

That's pretty typical of coverage of fractionals v. timeshares. Fractionals essentially ARE deeded timeshares, for multiple ownership periods. But, since "timeshare" has a negative connotation to most folks, developers of fractionals go to great lengths to say they are NOT timeshares. They are, of course. Do you like a particular timeshare resort and desire to create your own fractional there? Just buy multiple timeshare weeks there, resale. I dont see how that scenario differs from fractional ownership, and can generally be created for less cost that a comparable fractional. Perhaps someday the market will realize this, but I am not holding my breath!
 
Fractionals

Hello Joe

If you get a chance - come visit the 'non-tradional' forum here in TUG - where fractions and other things ( condo-hotels, destination clubs, etc ) are discussed. Lots of fractional types - but in the next couple of years we will see how the re-sale market values these. I wrote an article on a recent auction for a fractional and others have some pretty good views.

The discussions tend to be on upper scale properties - but most of fractionals fit this 'upper end'

Some fractional plans are hard to justify - look at Ritz in jupiter Florida - starting in Dec and the weeks will ROLL thru Feb -- they are trying to FIT more prime weeks into a spot that doesn't justify.
