My Wife and I were given this timeshare from a family member, not realizing at the time that this property was deeded for life and would transfer on to our children. We have had this timeshare since 2006, and we never stayed at Fox Hills, so I cannot speak to the resort itself. Annual maintenance of $496, and annual dues for RCI (started at $99 and increased up to $149 when we canceled RCI). RCI also started limiting the annual use of resorts and went to EOY or every 3yrs. In 2016 I contacted the Fox Hills resort asking if we could deed the property back, and was advised this was not possible, that I would need to sell the timeshare. After searching, it seemed this resort would not sell well, meaning give it away and most likely pay for all fees. I also looked into seeing if a lawyer could assist, but my research here basically advised I would spend a lot with no guaranteed result.
We even 'traded' this timeshare in on another to only discover after 2yrs that we still owned it and needed to pay 2yrs of dues - lol! I was reimbursed for all of it from the new timeshare, but what a misleading nightmare process.
In the end, I reached out to Fox Hills in Oct 2022 again, and was advised this time that the resort was willing to allow a deed back for $2500, and I would not need to pay the annual dues if done before year end.
To me - the cheapest and quickest resolve.
