Four Seasons Aviara

I have noticed that the ebay listing price for Aviara has substantially declined since I looked at purchasing a few years ago. There is one listed right now for$1 and closing costs paid by seller. There are two others starting bids of $99 and $199. All three are gold season, not platinum. Weeks 1-23 and 41-52.

To compare, Marriott Newport Coast has a bid at $3500 for a Gold season which is only weeks 1-22.

What in the world has happened to Four Seasons that the sales prices would be so depressed?
 
The resort is very very nice but as @DAman said the MF is very high. IIRC, it is "north" of $2600 a year for a 2 BR.
 
Also I think the nearby Four Seasons hotel resort became a Fairmont? And no longer can access those amenities
 
I own 2 EOY Gold weeks at Four Seasons Aviara. I paid $2000 a week in 2017 or so. I think the weeks for what they are selling for now are no brainers. I won the lottery in my first year and went to Four Seasons Costa Rica. Four Seasons Aviara has strong exchange power in Elite Alliance and ThirdHome. I have gotten more than their value by depositing in those systems. They are lockoffs so you can deposit the 1 BR side in EA and the studio side in II. The key value in ThirdHome is strong. I think $2600 a year in MFs is reasonable for what you get and thr special privileges. Gold season at FSA includes Christmas and New Years weeks, which books immediately. That is why I bought 2 EOY weeks so I could book at the 13 month mark and get my 2 weeks during the holidays.

You seemed pretty down on a ThirdHome exchange into someplace in Florida and had posted some concerns about what you got through Elite Alliance previously. Could you post some examples of what you've got through them that you were happy with?

I haven't used Elite Alliance, but have used ThirdHome a lot lately. How many keys do you get with Aviara on a key/$ basis?

The high MFs are because you do get daily housekeeping service and it’s a full service property, as it should be, owing to the FS branding. It’s also true that there isn’t a great internal exchange program with FS.

If you’re interested in buying, I had posted here some additional considerations if you want to preserve the “club benefits” which allow you to book in a different season than you own, participate in the lottery etc. the details are in post 9 and 12 above. Note that the inexpensive weeks will not let you avail those benefits.

Pricing for gold is <$500. Pricing for platinum is significantly higher. The cheapest platinum week that I saw trade in the last few weeks was listed for $3,500 on redweek, but it’s gone (I was looking to either add a week or sell mine since it can be difficult to book a platinum week in July-August if you own only 1 week)

I do not recommend any exchange companies. I do not like II at all but it’s better than nothing if you can‘t use a week. Elite Alliance has nice properties if you can get them. The problem is they are rarely available. ThirdHome has more choices but availability for nice properties is also a problem.

The place I stayed in Orlando was awful. I got that exchange through ThirdHome. They gave me back my keys for it but no refund on the exchange fee. I ended up checking out early and paying a small fortune to check into Marriott Grande Vista at the last minute.

So far, I am not happy with anything I have gotten. If I ever get something good, I will post about it.
