First Time Renting Homeweek

Hello, Tuggers.
Unfortunately, I will need to rent my homeweek this year. (HGVC Paradise 1BR)

I would appreciate any advice/tip you can give me to do it.

For the moment, I already have some questions:

Should I post an ad without a specific date? Currently, I can book any week of the year, there is plenty of availability.
Should I book a 13-14 week which is the most required week in Vegas?
What are the costs that I should consider for this process?
Considering a potential last-minute cancellation from the renter. What would be the best way to prevent issues related to that situation?

I am considering creating the post at Tug Marketplace, Reddweek and eBay.

I’m surprised no one has responded. I’m sure there are those who rent occasionally.

It’s not the ideal time to rent. The travel industry is suffering. Occupancy is down and some hotels are closing for good. Las Vegas is overbuilt so there will be lots of competition.

Keep in mind you have other options.
Bank you home week until next year (HGVC’s SAVE option) and then extend them again (if necessary) through RCI.
Don’t forget owners have the option to deposit into RCI. Hopefully the RCI deposit option will remain available throughout 2021. ;)

From page 12 of the 2021 Club Reference Guide
RCI Deposit. Prior to December 31, 11:59 PM ET of the current year, Members may deposit current-year ClubPoints or Saved ClubPoints into the RCI Exchange program for future weekly and nightly RCI Exchange reservations (an “RCI Deposit”). RCI Deposits are valid from the date of deposit through an additional two (2) calendar years and travel must occur prior to Points expiration. Once ClubPoints are deposited into the RCI Exchange program, the transaction is final and ClubPoints may not be returned to a Member’s Club account. An RCI Deposit fee applies. In the event a Member is unable to use the RCI Deposit before the end of the second year, for an additional fee, Members have the opportunity to extend the RCI Deposit into a third year. An RCI Exchange fee will be charged at the time of confirmation or the initiation of an RCI search request.


Here’s HGVC rules regarding renting
Here are the two sections in the 2019 Club Rules and 2019 Disclosure Document.
No Commercial Use of Club by Members or Guests. Accommodations available through the Club are for the personal use and enjoyment of Members, the Members’ immediate family, and guests personally known and acquainted with Members. The Club strictly forbids the use of the Club for commercial purposes or monetary or other consideration by Members or their guests including the use of a confirmed reservation in an Affiliated Resort for any rental, resale or other commercial use (other than an owner’s Home Week) including through the use of guest certificates. Failure to abide by this restriction may result in immediate cancellation of the applicable reservation(s) (without refund or credit), suspension of Club or Open Season reservation privileges, denial of access to any confirmed reservations, or other products or services offered through the Club and limitations on the number or type of transactions by a Member. Any lease or rental agreement for a Home Week shall be deemed to contain a provision requiring that any sums due to the Club as annual Club Dues or due to the Association as assessments must be deducted from the gross rentals and paid directly to the party for which such sums are owed.
Club Benefits for Members Only.
Membership benefits are only for the benefit of Club Members who own a vacation ownership interest at an Affiliated Resort. Members may be asked to answer security questions or otherwise verify identity prior to servicing. Members are responsible for the activity that occurs on their account, and must keep their account access information secure. Hilton Grand Vacations has no obligation to provide services or benefits to Member guests. Reservations booked through third party exchange, travel holiday clubs or any third-party rental or exchange site not affiliated with Hilton Grand Vacations including but not limited to AirBnB, VRBO, HomeAway, eBay, Craigslist, or similar may be denied by Hilton Grand Vacations in its sole discretion. Hilton Grand Vacations is not responsible for any loss, claim, demand or other injury, including, but not limited to, disclosure of private information, loss or rental proceeds, fraud, performance or non-performance of any transactions, or misapplication of funds, refunds, or credits, arising out of or related to the use of a Member account or reservation at an Affiliated Resort by any third party, including any third party rental or exchange program not affiliated with Hilton Grand Vacations, any designated or authorized user, authorized, permitted or provided access to the account by the Member, including any use rights granted through corporate, partnership, trust or other entity or organizations holding membership.


Be aware that HGVC’s guest certificate contains the following statements.
Interesting....I just checked the pdf confirmation that I sent to my nephew for his stay last year and it has the following printed at the bottom.

GUEST CERTIFICATE ACKNOWLEDGEMENT
I acknowledge that my guests are my immediate family and/or personally known and acquainted with me and that use of the Club for commercial purposes of Members or their guests including the use of a confirmed reservation for any rental, resale or other commercial use (other than an owner’s Home Week) is strictly forbidden. Reservations made through a commercial rental business are subject to cancellation.
I am responsible for any damages caused by my guests during this stay.
My guests are at least 18 years of age and will provide proof of age upon check-in to the property.

Here’s a link to the latest 2021 Club Guide.
Take a look at HGVC definition of home week. It’s not any week but the exact week you own at your home resort (unit size/type and season). The changeable reservation rules have changed in 2021 but home week reservations are not changeable.

You can rent a home-week booking (not a club booking).
IMHO, 'tis better to book a week to sell, rather than some vague variable.
You could offer to attempt to exchange weeks up to a point (62 days out).

Las Vegas weeks (HGVC) have not rented for much in almost ten years. Even very high demand weeks. People these days expect dirt cheap prices since there is so much competition. You can get a Wyndham week for under $300. Even under $150. I'm even seeing people try to rent RCI Exchanges on Ebay...

Add in that you need to pay for a Guest Certificate and pay for the original reservation (and Paypal fees if you get paid that way). You just get killed today.
 
Another option might be to sell (some are calling this renting points) your 2021 pts to another HGVC member. I don't see your MFs in our Sticky (would be nice for you to add) but the going rate seems to be about 15¢/point.

There’s a Facebook group that specializes in HGVC resales. Many are looking to buy and sell their points as well. The prices are ranging from $0.15 - $0.20 per point.

You can only transfer current year points (no saved points; no borrowed points). So if you want to sell your 2020 saved points you'll need to find someone interested in buying a reservation from you (with a guest certificate).

I was trying to make a home reservation and I don’t see any option where I can choose to use the 2020 saved points instead of the 2021 points. Is there any tip to make sure I will be using the saved points?

You can’t make a home week reservation with saved points. It must be the current year, in the correct season, for your full week starting on the checkin day. You will use your entire current years allotment of points. You can’t use saved or borrowed points for a home week reservation.

Question. Can I make a Club booking for 2022 with 2020 saved points right? For instance, in September 2021 can I create a 2022 reservation (within the 276 days)?
 
No, the points have to be saved through the year they will be used. I’m not sure that 2020 points will be allowed to be saved into 2022. In normal circumstances, you can only save those points into the next year. Due to COVID, HGVC did allow saved 2019 to be used in 2021. It remains to be seen if they will push saved 2020 into 2022.

I guess there shouldn’t be a problem if I book something for 2022, using my 2020 saved points during 2021. Makes sense?
