First right of refusal

Hi has any one seen a sell of a timeshare buy pass first right of refusal , when the sell is complete for less then a hundred dollars. When I see bids for a dollar I wonder who is really selling these timeshare. I don’t thing marriott or western would except these bids.

I have had a $0 (free) Marriott timeshare ownership pass ROFR. It happens quite often.

Many do get taken back ROFR as well
 
It depends entirely on the timeshare. Some systems or certain resorts within systems do not have ROFR at all- so any price will sell. Other weeks have little to no value and will pass ROFR at just about any price. Check ROFR.net if there is a specific resort you are interested in seeing the selling prices for.
 
Yes, they pass on ROFR all the time, even for $1 sales. Look at it from their perspective: if they have plenty of inventory for their sales organization to sell, they don't want additional inventory for which they would be responsible for paying the maintenance fees. Plus, they would rather have a new (and more likely to be happy) owner that would be more likely to be paying the maintenance fees vs. one that might be more likely to default on the fees.

I believe you are right. But I also see the same item time after time , put back up for sell.

If HGV exercised their ROFR then you would not see it re-listed, as the seller would have sold it to HGV. What it really means when you see that is the seller didn't even get anyone to buy the first time (or buyer backed out), and the seller is then re-listing the property.

There are plenty of Marriotts and Westins that have $0 resale value. Many Westins don't even have ROFR. You don't see ocean front Hawaii going for $1. You see mud weeks and shoulder weeks at ski resorts. You see Orlando weeks in all seasons although some have some resale value and may end up getting taken by Marriott. Summer weeks in the Dessert and winter weeks at seasonal beach locations also have very little if any resale value. Most weeks that Marriott classified as silver (or even worse bronze) are ones that owners are lucky that Marriott takes back without having to pay a large fee like the owners of similar weeks with other developers.
