I know LT Transfer has been mentioned a lot on here. Has anyone used Equity Land Title in Ft. Lauderdale?

I found a company local to me. I will be using them from now on. Rates are reasonable and I paid a significant closing fee for my last closing with LT because I had a deed that wasn't correctly titled. They charged me double because the deed I had was missing a name. I wish I had researched it first. It was costly. I learned my lesson. I know how to do it myself and should have. I would be $600 ahead.

I don't think LT is a title company, just handles transfers. First American had a timeshare division, not sure if they still do. What is the timeshare worth?

But doubt you got title insurance.

I’m giving it away. LT handles all the paperwork n recording deed and ROFR waiver. Seemless but at a price.

That wasn't LTs fault. Any closing agent would have charged you more to get that situation fixed.
 
As already mentioned, you only need a title company if you are planning on buying title insurance. You can use anyone or do it yourself if no insurance is involved.

To some degree, in the real estate industry the terms title company and closing agent/company are used interchangeably. Any time I see someone ask about a title company here, I just assume they are looking for a closing agent.

That may be your experience, but not mine. Maybe by the uninformed, but certainly not by anyone in the real estate industry. But, I think that this thread proves you are correct as to many.

It seems trivial, but this site is to educate people and correct confusion. Using terms improperly often creates misunderstanding and people talking across each other.
