Fairfield Housekeeping Credits?

We recently bought a Fairfield resale of 77,000 points. We thought we did our due diligence and got a fair price. We never saw anything and the seller never mentioned anything about maid or housekeeping credits. However, I see them when I do a search and when I try to get an RCI or II deposit, they show up again. Can somebody explain what they are to me? Thanks.
 
Who knows. There seems to be enough

There are those who can most likely do a better job than this but heres my try. Each year each FF account gets its allotment of points and a number of housekeeping credits that apply to that account. When you book a unit you spend from both of those pools. If you get 77K points and book a 77K unit the housekeeping matches and you pay nothing. If you pool your points and carry over future use then the available housekeeping credits may be less than you require for that stay. Also split week use can eat up more HK credits as they represent a one time unit cleaning and a split week means you require two cleanings.

The reason I don't completely feel I have a grasp of HK is that in 12 years of FF points ownership/use as a non-VIP member I have never paid a penny in additional HK fees. I always seem to have enough HK credits to cover whatever my request may be. That could be due to the fact that we seldom split weeks (we book at least 7 days) thus keeping our HK in sync with our points. But I do notice that my point balance for 2006 is zero but my HK balance is 287. I wonder if I can sell those?? (Grin) I truly have no idea what they are worth, if I should be careful to use them - as I say they always seem to be adequate so i just ignore them.
 
Thanks. The credits were 77 for 77,000 points and that seemed okay, but when I tried to deposit the points for a week with RCI, I needed more maid points to get a week.
 
Not sure about RCI requirements, but here are the housekeeping credits you need when scheduling a FF restort.

Length of Stay - Up to 7 days
Hotel/Studio 28 pts
1 BR 63 pts
2 BR 77 pts
3 BR 140 pts
4 BR 154 pts

FF assigns you 1 HK credit for each 1000 points each year. So for 77K points you get 77 HK units. If you need additional HK credits they can be rented from FF for $1.50 each.

Fairfield gives you enough housekeeping credits to cover your unit, basically you get 77K credits for each 77k points you own. In your case your points add up to a studio unit, so thats how many house keeping credits you get. If you reserve anything above a studio you need more credits to cover the "cleaning". If your booking a studio through RCI it should be a wash, if a 1br or higher they are correct, you need 77K more house keeping credits.

Actually, if you book a studio with FF, you will need only 28 HK for the week. A red studio takes 70k points. A 77k point is a white 1BR with FF and requires 63 HK for booking. These are assuming you are booking an one week stay.

Are you try to rent 7 k points from FF so you can deposit 3 28k?
Otherwise, you should have enough HK no matter what you do. If that is the
case, I believe the rent point from FF does not come with HK credit, so you will be short 7 credit, and each one is $1.5 so you need to add $10.5 into your cost. If you deposit 2 28k first then borrow from you next year points to make a 28k point trip reservation, they allow you to carry the HK credit too. So you will not need to pay this $10.5. The problem is, you can not deposit the week to RCI, and if you cancel it and try to deposit the point, it will be an extra transaction or $25 in your case.

If you deposit that week to an independent company. Some will accept. They will have less selection than RCI, and you will have to get guest certification (which is an extra $25). But most are free with membership, and their transaction fee maybe cheaper than RCI's charge + $25 (GC fee).

I don't know if you can find owner to rent 7k to you easily.

I will take that $10.5 as necessary cost.
