Exit Hilton Timeshare

Hello everyone,

I wanted to ask if you know how we can get out of the timeshare that my husband and I fell into the trap while on vacation in Hawaii. We were initially hesitant, but the sales representative was persistent and convinced us to sign up.
We were excited about the idea of having access to luxurious properties around the world, and we thought that the value proposition made sense. However, as we started using the points, we realized that the value of the properties that Hilton Grand Vacations (HGV) was offering was actually half of what we paid for.
I wanted to reach out to the community and see if anyone has any advice or recommendations on how we can exit our Hilton timeshare. Have any of you successfully sold your timeshare, or do you know of any companies that can help us exit the timeshare? We are completely new to this process and appreciate any insights or advice you may have, and we look forward to hearing from you. Thank you!

Just to add, we bought the timeshare for $58,770 on Dec 2022. The MF is $3970 and we have not touched the points yet since we just got access.
 
The value is using the points, you need to get busy making reservations and planning trips. The HGVC properties are 4-5*. I have 4 trips this year, all to Hawaii. We did 4 nights in January, 10 nights starting next week, 5 nights for friends in Sept, and 7 nights in October.

From the price you paid, and the fees it sounds like a nice contract with plenty of points, it has some value but only if you have paid it off. Sorry to say but the resale value may only be 20%-30% of what you paid. Nobody is likely to take over a big mortgage.

Forget Exit Companies, those are scam operators that take your money and do nothing.

You can check the Tug2.net marketplace to see resale prices.
 
I noticed on BBB website people were making complaints and getting actual results. Maybe worth a try. If it’s been less than 10 days you may be able to rescind. We learned that if you book your home week you are actually allowed to rent it. So for the first time I did that and am hoping to get a good price, more than my MF. It is the week of Super Bowl at the Elara. Check out eBay, redweek….couple other places you can see people do rent out their home weeks. It is horrific how they lie in the sales presentations.

It's unfortunate, but you are definitely an owner now that the timeframe for legal rescission has now passed. Realize what you purchased is worth only a fraction of what you paid, however most TUG owners have been in the same situation at one time or another so we all feel your pain.

Whatever thoughts and benefits caused you to sign on the dotted line still apply. Which means try to take the lemons and make them into lemonade.... That said, take your ownership and enjoy it for years to come, or even consider renting it out annually to offset your expenses. Weekly rentals in some locations can go for big bucks!

You want to be sure to avoid the thieves and scammers who tell you that they can legally get you out from under your ownership if you give them some money in advance. NEVER pay anyone up front to get the ownership out of your name as they will simply take your hard earned money and disappear.

If you have an outstanding loan then nothing can happen until the loan is paid off. No one will be willing to take on your ownership with an outstanding loan on it.

I'm sure you are feeling really overwhelmed, I'm right there with you. It is a sobering reality check to see that we have grossly overpaid. We have only had our HGVC timeshare for a month and the advice on this forum along with a few YouTube channels has really helped me turn a positive face to what we bought (and has reduced my anxiety). I focus on the fact that while I DID overpay, I wasn't truly scammed as there is a product attached to my purchase and it's up to me to make use of it and create value. As one of my relatives reminds us "Tuition is high in the school of life."

We found it helpful to make a spreadsheet and list out exactly what I bought, what the fees are, and the deadlines to make some of the choices (banking points, converting to Honors, depositing in RCI, etc.) Then I made a second one listing the resorts we wanted to go to, features, etc.

With guidance from this group, we have a trip planned for November that will be very fun and relaxing. I know we'll have to save some points since we won't use them all up this year and I know it'll be a fee to do that, so be it, because that fee is cheaper than losing the points. We sat down last night and created a travel wish list for Spring and Fall 2024 and I put some timers on my calendar so I can remember to book at the 12 and 9 and 6-month mark and try to get some of those places. (setting timers, another tip from this forum)

It sounds like you have tons of points, so just start planning to use the points and take some trips. If you like higher-level luxury accommodations, then splurge on some of those places, the resort reviews on this forum will direct you to which places have the features and amenities that you would enjoy. You paid for it, so treat yourself! I'm sure you work hard and deserve a break on vacation. There is also a thread on here explaining how to exchange weeks and as was mentioned above how to rent some out. You might do very well renting them and making back those maintenance fees or more. Do some research on this as it could be well worth your time and money. I spent the better part of this weekend learning about this myself and it's just another way to maximize what you bought.

My learning curve is very steep and I know I'm just getting started. I have also decided there is no going back, only forward, so I've stopped the negative self-talk and just begun planning our trips.

As was mentioned, if you did not buy the timeshare outright, focus on getting that paid off. Seeing the "zero owed" is a good feeling and was a big part of my being able to just leave it in the (recent) past and focus on the future.
