Exchanging Difficulties [Grand Mayan]

Hello, I am new to the idea of exchanging my TS weeks. I recently bought 4 wks, 2 B/2Bat the Grand Mayan in Cabo. I don't know what I was thinking as I never need more than 1 BR except for the fact that the salesman said that I could rent out my studio. I am having a difficult time figuring out how to do so. I told the salesman that I would not be able to use any of my wks this yr as I have already used all my vacation time. He said, "no problem, they will be banked automatically for you so that you can use them next year". Well, I tried to bank them with the resort and was told that it would be better to bank them with SFX. When I tried to contact SFX I was put on hold for 45 min. I hung up after that. When I called GM in Cabo to try to book some of my 8 weeks available in 2009 I was told that there were no availabilities until June and if I want a week in June I have to be one of the 1st people to call as all the rooms are taken within 3 hours. When I go online I find that it is very easy to rent a week. So basically I spent a small fortune for a TS that I can't get into- I do not want to go to Cancun or PV. They tell me that other TS are available. Does SFX work or is it a scam?

Never used SFX, but it's not a scam. When did you buy ? Is it too late to recind?

Yes, unfortunately it's too late. I could deal with my situation if I could use my TS but availability seems to be a problem. What's the point of buying in an expensive place when I could have bought a TS in North Dakota and banked it with SFX. So my question is, I only have to pay my MF if I use my wks or if I bank my weeks. Should I bank 2 of my 2008 RW so that I can use them in 2009-10? I really only want to stay at the GM in Cabo. Or should I bank them within the GM? Is anyone else having a problem getting a GM unit? This whole thing is so confusing to me I wish I had never bought this UPGRADE (I already own at Hacienda del Mar-penthouse and at Fiesta Americana). I never have a problem booking a room at these places but GM said that I could easily sell these properties. After looking at craig's list, the resale amount is so little, it doesn't seem worth the trouble. GM said to give my weeks at the other TS to HSI and then they would pay my MF minus $100. Sorry for my jumbled letter but I am so confused over all of this. Sleepless.

Unfortunately, Mexico TS salespeople are notorious for providing mis-leading information. The resale market and rental market are flooded with timeshares in Mexico, so unless you want to actually use your week, it doesn't have much value.

SFX is a legitimate exchange company, but the issue is with the exchange value of your resort, not with SFX. SFX will only accept 1 bdm. or larger units, during prime season, at Gold Crown and 5 Star Resorts. A spokesman for SFX (Mark) posts on www.ts4ms.com, and is upfront about answering questions. I would go to that forum and send him a private message and ask for his advice about depositing your TS.

I'm going to move your post to the Mexico board, where other owners will see it.

It sounds like you bought a 2 plus 2 which should make you profile A

As a profile A owner, you can make reservations 12 months in advance, it is a huge advantage getting into one of the smaller resorts, because at 6 months, every GM and MP owner has access to Cabo.( Since there is only a GM there, the MP owners can and do have access at 6 months)

Unlike RCI, SFX only accepts prime time, prime properties, so if there were a TS in North Dakota, they would only accept it if it were a Gold Crown, prime summer week, and a 1 bedroom or larger. They don't accept the Hotel units as deposits, so if you want to use them, they will take a 2 bedroom or a 1 bedroom, leaving the Hotel Units to be used or banked with another trade company.

Unless you are going to use these extra weeks, why pay for them? You can roll them into 2009 and then bank them with RCI, SFX, or any of the other independent companies, but again, how many weeks can you use in 2009 or 2010?

Timeshare sales people lie, they all say what ever it is that you need to hear to part with your hard earned money

If you bought a 2 plus 2 GM, if you split them you have 2 prime 1 bedrooms and 2 prime hotel units, plus 2 ( anytime except Feb, March) 1 bedrooms and 2 ( anytime except Feb, March), hotel units each year.

So unless you need over 8 weeks per year, I would let the 2008 weeks stay unpaid and unused.

We own a 2+2 GM, along with 8 or so other mp contracts,that we use or rent, or trade, they are a great company once you get past the sales force and figure out how to best utilize your ownership.

Now go ahead and take a nap, or get a good nights sleep, you don't need to fuss over this now.
